Site work and renovation of a mixed-use development in Rio Vista, California. Completed plans call for site work for a water / sewer project.

Provide all labor, materials, tools, equipment, transportation, field survey, verification, inspection, disposal, testing services, and supervision necessary to replace existing package air conditioning unit with new heat pump, replace site underground domestic water line, and removal of aboveground gasoline tank at Station Rio Vista. The work includes, but is not limited to, the following: A. Replace AC-unit serving Operations Building 1) Shut-off existing gas valve serving an existing package air conditioning (AC) unit and cap existing gas pipe at grade. Lock out/tag out gas valve serving the demolished AC unit. Disconnect all utilities connections (e.g. electrical, natural gas, ductwork, condensate drain, etc) from the AC unit prior to removal and disposal of the unit. Existing equipment pedestal shall remain. 2) Provide a new 10 cooling tonnage heat pump on the existing equipment pedestal with corrosion resistant bolts and necessary support components to secure the new heat pump. 3) Connect heat pump to existing underground supply and return duct. Plumb condensate drain line to nearby floor drain. 4) Provide a new 7-day programmable thermostat to control the heat pump. 5) Provide equipment start up, operational test, and re-balance air services. Provide test reports. B. Electrical Work for New HVAC Equipment 1) Field verify existing feeder circuit of the existing HVAC including electrical panel and circuit breakers. Provide new electrical disconnect switches, conductors, conduits, and necessary electrical components to modify and extend existing electrical power distribution to the new heat pump. See design drawing M2 for electrical requirements. 2) Provide new control conductors/wire and necessary control components as required to new thermostat. All control and wiring material shall be provided and installed in accordance with heat pump manufacturers control and wiring diagrams and installation instructions. 3) Provide updated panel directories. C. New Site Wide Domestic Water Pipe. 1) Conduct field survey and route new domestic cold water pipe from existing water main backflow preventer to existing building connections and point of use. 2) Before digging/trenching, call 811, USANORTH811.org to mark existing underground utility lines. 3) Provide domestic water pipe material: Copper type L for above ground and schedule 80 CPVC for below grade. 4) Bury domestic water pipe minimum 12 inches below grade. For pipe route below vehicular driveway, bury pipe minimum 24 nches below grade. Patch, infill, and compact to match existing conditions. 5) Restore the area (e.g. parking spaces, pavement, etc.) that was caused by trenching and removal of existing underground piping to match existing condition. See specification section 31 20 00 for more requirements. D. Option Bid Item: Removal of Gasoline Storage Tank: 1) Removal of tank is an option bid item, note on bid submittal as such. 2) Cap and tag-out electrical conduit, remove conductor in conduit back to electrical panel. 3) Remove and dispose an abandoned 2,000-gallon storage tank, fuel pump and hose. 4) Fuel tank must be rendered safe prior to handling and remain so during removal. This may include purging of vapor or inerting. Vent line must remain connected and vent vapors at least 12 feet above grade as well as 3 feet above any adjacent roof lines. Test routinely with a combustible gas or oxygen meter. Keep the work area free of all sources of ignition. 5) Tank should be labeled with information about the former contents, present vapor state, vapor-freeing treatment and date (See API 1604). Contractors must comply with state and local labeling and transportation requirements.
