This project is intended to repair exterior roof structural issues for the Arlington Park Apartments on the UNC Greeley campus. During regular roof inspections, it was discovered that each of the flat roofs of the 6 buildings at Arlington Park Apartments had "soft spots" and a section of roof was opened to discover some deteriorated roofing structure (see Memorandum dated 11/23/2021 in Appendix G), this led to hiring Wiss, Janney, Eistner Associates, Inc. (WJE) to perform investigational Design Services associated with this work. As a result of their investigation, they have provided an Investigation Report which is provided in Appendix G of this document. In addition to the work on all flat roofs of the apartment buildings, a complete replacement of all Asphalt Shingle Roofing systems is to be explored, as well as possible replacement of each HVAC condensing unit as determined by UNC for replacement. MINIMUM QUALIFICATIONS Notice is hereby given to all interested parties that all firms will be required to meet ALL of the minimum qualifications to be considered for these projects. To be considered as qualified, interested firms shall have, as a minimum: 1. Provided Construction Management/General Contracting services within the last three (3) years for at least two (2) projects each in excess of $ 3,000,000 (hard costs), utilizing the expertise present in their Colorado Office; and 2. Demonstrated specific Construction Management/General Contracting experience in projects of similar scope and complexity; and 3.
