For the earthworks, landscaping, and site infill on the Presentation House Theater property, located at 333 Chesterfield, North Vancouver. Scope of Work Lane thoroughfare to remain in tact Existing foliage/perennials to remain in place Will require trimming and cutting Remove remaining hazards and debris onsite Remove invasive vegetation (holly, blackberry, ivy) Remove left over tree stumps Remove remaining concrete landscape elements and left over building elements Remove concrete and stone retaining walls Remove concrete pavers and stairs Remove leftover mechanical / electrical piping and fixtures Remove construction fencing Remove gravel and asphalt not part of the lane Site scraping of 1’-0” to 3’-0” below current grade of demolished sites to remove debris No major excavation is recommended Infill slope to meet adjacent property grades – to meet natural grade. This should be done to not cause a hazard with the sloping but still allow walkable passage on the yard without the need of the (now removed) stairs. Adjacent Anne Macdonald Hall and 224 West 3rd are indicators of the grade elevation changes and sloping from the higher elevation of the property down to 3rd street. Create a structurally stable natural berm along south edge of property to not pose a hazard to the general public as well as control drainage. Review and drainage runoff that has degraded the existing berm on south east of site that drains onto the sidewalk and street. Define all the boundary conditions with curbs/retaining elements as necessary SEPARATE PRICE 1 - OPTION 1 : Explore possible pedestrian pathways and thoroughfares through the sites with landscape elements SEPARATE PRICE 2 – SURFACE DRAIN CONNECTION : Surface drain connection to tie into existing City Storm System on property.
