Renovation of a municipal facility in Oklahoma City, Oklahoma. Completed plans call for the renovation of a municipal facility.

As of April 8, 2022, the bid for this project is anticipated to be released in April 2022. *The previous solicitation is listed below for reference 20-004873 PTS REPLACE FIRE SUPPRESSION LIST OF PREQUAL QUESTIONS Information - B232-PTS Power Training Support The estimated price range for this project is $750,000 to $ 1,500,000. Building Area: 39,014 SF Building Function: Training on switchgear and battery back-up systems. Front 1/3 of Bldg. - Low Roof Area: 8'-0" ceiling height with lay-in ceiling grid. Spaces include classrooms, offices restrooms, break room, etc. Back 2/3 of Bldg.: High bay with 20ft sidewall with a barrel roof and steel structure spanning across the entire high bay at 20ft above finished floor with electric switchgear training area below. Low Roof Areas Adjacent to High Bay: Lower roof areas, off back & both sides of large barrel roof area, contains battery UPS system, battery storage area, storage rooms, break room, etc. Construction Timeframe: Entire building shutdown for construction from Oct 15, 2022 - Dec. 31, 2022. NOTE: Jan 1 - 7, 2023 is reserved for punch list completion. Construction Staffing Requirements: Project to be adequately staffed to complete all construction during building shutdown during the 2-1/2-month construction period. Contractor to submit a construction schedule and hold weekly meetings with the Government to review progress. Work Hours: Normal work hours are from 8 am - 5 pm Monday - Friday. If after-hours work is requested, it must be approved by the Government. Fire Sprinkler Construction Documents: Drawings submitted to the Fire Marshall are to be completed and approved. To make the start date of Oct. 15, 2022, the contractor must have the past experience/capability to order/furnish materials prior to receiving Fire Marshall approved drawings to meet the start date. Delivery of all Required Construction Materials: Prior to the start of any construction work, the contractor and sub-contractors are required to pre-order all materials to be delivered to work site prior to Oct. 15, 2022 start date. Contractor Working Conditions: Prior to any work, existing building equipment requires protection from any damaged anticipated during construction. Government employees will assist the contractor in the installation of protective plastic sheeting/cardboard, as required to protect from dust/debris/damage, to protect/cover all existing equipment from damage. Contractor is required to do daily walk-throughs to inspect the integrity of protective covering installation for any breech in the dust/debris/damage protective sheeting/cardboard coverings and repair prior to next days work. Front Low Roof Area: Replacement sprinkler piping in the office/training area will require the contractor to work above classrooms with computers, etc. Prior to fire sprinkler installation, the contractor will install protective plastic sheeting and cardboard as required. Protective coverings will protect all existing equipment from dust/debris/damage before removing & replacing ceiling/lighting in office area. High-Bay Area (barrel roof): Replacement sprinkler piping will require the contractor to work above electrical gear in overhead structure. High-bay requires replacement of sprinkler piping above existing structure with critical switchgear equipment below. Prior to fire sprinkler installation, the contractor and government personnel will install protective plastic sheeting/ cardboard as required. Protective covering will protect all existing equipment from dust/debris/damage before removing & replacing existing sprinkler piping and ceiling/lighting. Low Roof Area Adjacent to High-Bay: Areas adjacent to high-bay requires replacement of sprinkler piping above battery back-up systems, battery storage, break room, etc. Prior to fire sprinkler installation, the contractor will install protective plastic sheeting and cardboard as required. Protective covering will protect all existing equipment from dust/debris/damage before removing & replacing existing sprinkler piping and ceiling/lighting. List of Contractors Pre-qualification Questions: Because of the fixed duration of B232-PTS being closed for construction, the prime contractor needs to be a Fire Protection Company based in Oklahoma with the manpower and resources to complete the construction in a 2-1/2-month period from Oct. 15 - Dec. 31, 2022. The Fire Protection Company must have completed five (5) projects valued at $1.0 million dollars or more in the last five years as the prime contractor responsible for all aspects of the project. Submit a synopsis of past projects for review. The intent is to award the contract to a GC which would subcontract to local contractor(s) including a local Fire Protection Company. Assuming the contract is awarded by 1 Aug. 2022, the GC will be required to submit approved construction drawings to FAA prior to Oct. 15, 2022. Does the proposed Fire Protection subcontractor possess the capability to complete / submit the required construction documents to OKC / State Fire Marshall and meet the Oct. 15, 2022 on-site construction start date As a Fire Protection Company do you have working relationship with local subcontractors (ceiling demo./installation, electrical, fire alarm, inspection/testing etc.) to accomplish all work required during the building shutdown from Oct. 15, 2022 to Dec. 31, 2022 All fire alarm work on MMAC campus to be completed by Johnson Controls Inc. (JCI). Have you worked with JCI in the past or do you have the capabilities to work with JCI If the contract is awarded by 1 Aug. 2022, as the prime contractor, do you and all your subcontractors possess the capabilities to order required construction materials and have them on site prior to building shutdown/start date of Oct. 15, 2022 The method of contractor selection has not been determined at this time. *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document. AC-22-01747
