Renovation of an educational facility in Saint Marys City, Maryland. Completed plans call for the renovation of a educational facility.

Solicitation Summary Contractor shall supply all necessary supplies, equipment, materials and labor to demo the nine existing R-22 HVAC split systems and replace with new R-410A split systems in Lewis Quad apartments. Mobilize and perform Lock Out/Tag Out at the main breaker for existing AHUs, Heat Pumps and Heat Exchangers; o Perform a refrigerant oil acid test; o Recover all ofthe refrigerant and flush the entire lineset; o Drain and Demo Hot Heat Exchangers, Expansion Tanks, Controls and any associated copper pipe; o Demo existing Air Handler Units, Heat Pumps, Thermostats, T-Stat Wires, Services Disconnects, Condenstate Drains, Siemens Controls and sand any accessible copper linesets o Demo back all Ductwork and Insulation to the first joint as it enters into the mechanical room; o Existing linesets shall remain within the existing infrastructure and shall be reused; o Demo existing lighting and light switches; o Prior to proceeding with additional demolition, contractor shall coordinate with the Project Manager and discuss the future location of each piece of equipment. All equipment shall be installed so that the equipment can be accessible and maintainable; o Inspect all walls and ceilings and report any discrepancies; o Demo Mechanical Room VCT Flooring system and subfloor; o Depending upon the approved location of each equipment, the existing condensate drain shall remain or be relocated and plumed into a new location; o Furnish and install new drain for mechanical room. Prior to final completion, the contractor shall ensure that the mechanical room floor is properly sloped to the main drain; Furnish and install new subfloor and flowing materials. Contractor shall install the following as part ofthe new flooring: 1. Flooring membrane shall be installed prior the final product. The membrane shall be used to prevent future leaks and contactor shall use the following product of approved alternate: "Laticrete Hydro Ban" 2. The final flooring product shall be installed as sheet vinyl or rubber and shall be slopped up the wail so that it creates a 4" continuous cove base; o Evaluate condition and operation of attic access door and repair door so the door is properly sealed and secured; o Patch all holes throughout each mechanical room wall and ceiling; o Existing linesets shall remain within the existing infrastructure and will be reused; o Furnish and install new heat exchanger, piping, actuator and associated controls. Heat exchanger shall maintain temperature independently and shall be functional with the HVAC hot water coil. Reference Mock-Up of new HVAC and Heat Exchanger Controls installed within LQ-17 Mechanical Room; o Furnish and install new supply and return ductwork, return air plenum, balance dampers, vanes, fire dampers (if required), and any associated fittings found within the mechanical room; o Furnish and install new supply diffuser so the mechanical room can be conditioned; o Seal all ductwork joints with Duct Mastic and Reinsulate all ductwork within the mechanical room; o Furnish and install new thermostats, wire and sensors found throughout each dormitory suite. Contractor to furnish one (1) Honeywell Thermostat and new Honeywell Sensors. Reference Mock-Up of new HVAC and Heat Exchanger Controls installed within LQ-17 Mechanical Room; o Prior to the setting of each AHU, the contractor shall furnish and install four (4) rubber anti-vibration pads; o Contractor shall furnish and install new liquid line sight glass prior to the entering the ACoil; o Furnish and install new hot water coil within supply duct or directly on top ofthe AHU. Ensure actuator is functional with the AHI thermostat, heat pump and new heat exchanger thermostat; o Furnish and install new 6" concrete pad. Heat Pump shall be installed at least 24" away from the exterior wall and shall have 24" clearance around all sides; o Furnish and install new fusible service disconnect with new electrical whip; o Furnish and install new single gang GFCI receptacle with weatherproof cover at the heat pump location. Receptacle can be either built into the disconnect or installed next to the disconnect; o Flush existing lineset so that all R-22 contaminants and mineral oil is dissolved. o Note: Before using a flushing agent, contractor shall purge the lineset with nitrogen and blow out any loose particulates. o Where accessible, furnish and install new copper linesets, condensate drain pipe, condenser pad, condenser 4" pump ups, flexible closed cell foam Armaflex pipe insulation, Airex Pro System Kit, E-Flex guard/jacket with Velcro and code compliant locking refrigerant caps found within the mechanical room and outside. Contractor may visit Waring Commons-WC 64 as an example. o Furnish and install new heat pump on new concrete pad so that unit is accessible from each side;
