Renovation of an educational facility in Lake Oswego, Oregon. Completed plans call for the renovation of a educational facility.

Lake Oswego School District ("District") will be accepting sealed bids from all approved prequalified general contractors (selected through the District RFQ process) for the Lake Oswego High School Interior CTE Project (the "Project") located in Lake Oswego, Oregon. NOTE: This location is an active school facility and students are released at 2:40 p.m. The front parking lot may be full. There are two additional parking lots toward the rear of the building. Make necessary provisions to ensure your bid is received at the front office and time stamped no later than 1:00 p.m. on January 26, 2022. Masks are required inside the school building. Please be advised LOSD requires all people on District property to show proof of COVID vaccination or proof of exemption by LOSD. As pursuant to ORS 279.027, contractors are required to complete first-tier subcontractor disclosures form. The completed form must be received at the District office within 2 hours of the bid time and date. This contract will be for a public works project subject to ORS 279C.800 to 279C.875 (prevailing wage law). Architectural: i. Joe's Boathouse Coffee Bar i. Replace ceiling ii. Replace windows to corridor with coiling ticket windows iii. Reconfigure storage rooms iv. Provide new casework and counters v. Provide new flooring and wall finishes vi. Add a new double door with overhead transom to Commons vii. Add new high windows to Commons b. Culinary Lab i. Demo existing floor and sawcut slab for new plumbing work ii. Demo ceiling and alcoves for new plumbing and mechanical work iii. Demo existing Foods Classroom south wall to expand program into adjacent space iv. Provide new plumbing/gas chase at levels above v. Provide new ceilings and finishes vi. Add new monitors c. Computer Classroom i. Remove carpet for installation of new power track for electrical towers ii. Provide new carpet and wall finishes iii. Add monitors at perimeter of room iv. Remove existing ceiling projector d. Graphic Tech / Makerspace: i. Provide new utility sink ii. Provide new flooring and wall finishes iii. Add additional drop-down power from ceiling iv. Add new monitors at perimeter of classroom e. Roof i. Flash new roof curbs for mechanical unit serving Culinary Lab and patch roof as required ii. Demo and repair ceiling below as required to reinforce roof framing for new mechanical equipment Civil: a. Exterior sanitary sewer i. Trench, install, and backfill private 6" PVC sanitary sewer piping ii. Construct private sanitary sewer manhole over existing sanitary sewer pipe and connect new pipe iii. Connect pipe to new grease interceptor inlet and outlet iv. Connect pipe to building plumbing sanitary sewer point of connection b. Exterior natural gas i. Trench, install, and backfill private 1 1/4" natural gas line ii. Connect pipe to existing meter and plumbing point of connection c. Exterior hardscaping i. Resurface trenches through existing concrete and asphalt paving o Structural: a. Sector B i. Slab on grade pour back at plumbing below grade ii. Half height walls iii. New opening in existing floor level 2 and 3 and framing to support b. Sector D i. Slab on grade pour back at plumbing below grade o HVAC: a. Joe's Boathouse Coffee Bar: i. Demo and provide new diffusers at new locations. b. Culinary Lab: i. New make-up air system and Type I hood exhaust system. ii. New shaft up through Leve 2 and 3 Classrooms. iii. Revise existing ventilation air distribution system for remodel work. iv. New dryer exhaust ducts to exterior, cap demolished dryer duct running under Culinary Lab to exterior. v. Revise exhaust systems. c. Computer Classroom: i. No HVAC scope. d. Graphic Tech / Makerspace: i. Provide benchtop fume extractor for soldering stations. ii. No changes to room HVAC. o Electrical: a. Joe's Boathouse Coffee Bar: i. All new lighting. ii. Supplement new power devices with existing conditions. iii. Saw cut floor to island cabinetry, refer to Architectural for patching requirements. b. Computer Classroom: i. Existing lighting and controls to remain. ii. New power devices to supplement existing conditions. iii. New Connectrac flex system to run along floor for new computer stations. Coordinate with flooring installation. c. Culinary Lab: i. New Panel '2FOOD3' will be fed from Distribution Panel 2SDPA. ii. Remove and protect lighting at Level 3 areas below MAU-1 and KEF-1 ceiling structural work. We plan to issue a note for this in Addendum 2. Relocate receptacle in Level 3 classroom due to new shaft. iii. Relocate majority of existing lighting and exit signs, some new to supplement where needed. iv. New power throughout remodeled spaces and new roof equipment. d. Graphic Tech / Makerspace: i. Add new cord reels for makerspace tables. ii. New power devices to supplement existing conditions. iii. New downlights to supplement existing conditions to add light at maker space task locations. o Plumbing: a. Joe's Boathouse Coffee Bar: i. New two-compartment sink at existing sink location.
