The proposed 105,000 GSF Science Hill Modernization, Phase I (Phase I) scope addresses deferred maintenance for the approx. 60-year old historic facility while fulfilling the priority for advancing STEM disciplines in the context of the University of Georgia 2020 Strategic Plan. While replacing outdated mechanical, electrical, and plumbing systems and addressing life safety, accessibility, and structural codes, the renovation scope will modernize research labs for faculty, graduate assistants, and undergraduate students currently working in outdated facilities. While replacing outdated mechanical, electrical, and plumbing systems and addressing life safety, accessibility, and structural codes, the renovation scope will modernize research labs for faculty, graduate assistants, and undergraduate students currently working in outdated facilities. Interior improvements will optimize collaborative interactions and innovations in STEM disciplines for students and researchers. With a particular focus on relocating lower intensity wet and dry lab research from the Biological Sciences Building in order to strategically aggregate vacant space there, this project plays a critical role in the university plans to incrementally address space assignment efficiency, systems renewal, and code deficiencies across Science Hill. The original mid-century modern portion of the Chemistry building was constructed in 1960 and consists of a lab wing, an instructional wing, an office wing, and two large auditoria. While the two auditoria on the south side of the facility will not be included in the renovations, the scope includes design and sequencing of building systems (potentially with some temporary systems) and life safety requirements to insure that the auditoria remain functional during the renovations as both will remain operational. A six-floor addition, with separate building systems, was added to the north in 1971 that connected to the 1960 chemistry building via a third floor corridor and will not be included within the Phase I renovation. A second addition, again with its own building systems, the Chemistry Annex, was constructed to the west of the original Chemistry building in 1997 is also excluded from the Phase I scope. While Phase I will generally be limited to an interior renovation, there may be some minor exterior site work for equipment pads to support new electrical equipment and / or temporary equipment to support the auditoria. Exterior building enclosure work is not anticipated with the exception of the replacement of the roof and some of the exterior doors. Inspection of this work will be handled under a separate contract and will not be included in this Building Commissioning Services contract. The primary circulation corridors are anticipated to be maintained and the project will include comprehensive new building systems, finishes, and IT replacement. It is the responsibility of each respondent to examine the entire RFQ and RFP, to seek clarification in writing, and review their submittal for accuracy before submitting the document. Once the submission deadline has passed, all submissions will be final. The Owner will not request clarification from individual respondents relative to their submission, but reserves the right to ask for additional information from all parties who have submitted qualifications. Questions about any aspect of the RFQ, RFP, or the project, shall be submitted in writing via e-mail to: Andrew Triemer, Contracts Manager 404-717-0107 andrew.triemer@gsfic.ga.gov The deadline for submission of questions relating to the RFQ is the time and date shown in the Schedule of Events (Section 3). All relevant and significant questions that have been submitted in writing prior to the deadline will be compiled, and answers will be posted to the project information on the Georgia Procurement Registry. Construction documents are anticipated for completion in Fall, 2022. The start of construction is contingent on the availability of funding. (All of the dates above are estimates which are subject to change. The method of contractor selection has not been determined at this time.
