Renovation of an educational facility in Monterey Park, California. Completed plans call for the renovation of a educational facility.
All Firms submitting a proposal to this RFQ/P must be prequalified with the District pursuant to Public Contract Code section 20111.6 (b)-(m) without exception prior to submitting a proposal. Any Firm that submits a proposal and is not prequalified will be deemed non- responsive and that Firm's proposal will be rejected and returned to the Firm unopened. Prequalification documents for the Prime Contractor must be submitted by January 10, 2022, by 10:00 AM. Note: To prequalify for bidding as a Prime Contractor on the Brightwood ES Modernization Project, Contractor must have experience in completing a minimum of (3) construction projects in excess of $8M utilizing the Lease-Leaseback delivery method within the last five (5) calendar years. If Attending the Mandatory Job Walk, Please RSVP to: Keith Matsuo - matsuo_keith@ausd.us Mike Vollebregt - mike@tkrllcconsulting.com As further described in the RFQ/P, the winning proposal(s) will be determined based on that which offers the best value determination made pursuant to the criteria and evaluation process set forth in the in the RFQ/P. Upon selection of the best value firm, the District will endeavor to negotiate a mutually agreeable LLB agreement with the selected firm. In the event that the District is unable to reach agreement, the District may proceed, at its sole discretion, to negotiate with the next highest ranked firm selected by the District. The District reserves the right to waive any minor or immaterial deviations in the RFQ/P or the proposals received, and/or to reject all proposals if so determined by the District's governing board. Although the final scope of work will be negotiated in the executed Agreement (defined below at subparagraph F), the selected developer shall be responsible for performing the following scope of work, at a minimum: Construction Services: 1. Provide a proposed Guaranteed Maximum Price ("GMP") for the construction of the project with identified subcontractor bids, self-performed work, and detailed itemized General Conditions. Subcontractor bids to be itemized on the Bid Proposal Breakdown Form (will be attached to Addendum). 2. Construction of the Project. 3. Coordination of record drawings and specifications. Verified by IOR & PM prior to processing payments. 4. Compilation of operations and maintenance manuals, warranties/guarantees, and certificates. 5. Obtaining occupancy permits and coordinating testing, documentation, and governmental inspections and approvals. 6. Preparation of accounting and closeout reports and occupancy plan reports. 7. Other responsibilities as necessary for the completion of the program.
