The OPM will be required to execute the Owners standard Contract for Services (Contract). The Owners contract requirements are contained in Appendix B. The required scope of services will be set forth in the Contract and informed by the preferred proposal. The OPMs Basic Services will include, but are not limited to Managing the complete design, bidding, and construction process from concept through completion including provision of cost estimating services. The OPM will work as the Owners Representative and will provide overall direction to the designer and contractor within the scope of the authority granted it by the Owner The Owner is seeking OPM services to oversee and manage the design and construction of a library renovation from concept to finalization, through final closeout and warranty period. Additionally, the contract will include oversight of the following Design and Construction of: Bulkhead access, gutter system, and slate roof renewal. Repointing of exterior brick and interior brick work. Window replacement at various location throughout the building. Basement AC installation and waterproofing, hot water heater replacement. Entrance ramp renewal. Spray insulation as needed or required. ERV HVAC installl The following is the schedule of the selection process, subject to change at the Owner’s discretion December 9, 2021: RFQ available after 4:00 PM January 17, 2022: Owner conducts submittal review January 19, 2022: Select firms conduct onsite presentation January21, 2022: Owner selects preferred firm If there are any questions, please contact Antonio Morabito via email only by Friday, January 7, 2022, at 10:00 AM. Questions received after 10:00 AM on January 7, 2022, will not be responded to The Owner will decide whether to move forward with any or all the items listed above upon conclusion of schematic design and receipt of an estimate of the cost of construction for those items. The OPM will lead the Pre-Qualification process and assist the Owner with issuing the completed Construction Documents for bidding, attend the bid walk through, answer bidding questions and assist in the evaluation of bidders for an award recommendation to the Owner. The Owner reserves the right to shortlist, and interview selected firms, or not to conduct interviews and rate all proposers based on their submissions. The method of contractor selection has not been determined at this time
