As of February 8, 2023, construction is underway, however, a timeline for construction has not been confirmed. No further inquiries to be accepted. WORK COVERED BY CONTRACT DOCUMENTS A. Work of this Contract comprises: Construction of the Heating Plant Roof and Fire Suppression project located at Saint Cloud State University; including the following major items of work: 1. General construction work includes the following major work items: Work associated with re-roofing the entire building including complete removal of existing roof to structural deck and replacement with new roof assembly and associated flashings, roof hatch, roof access ladders, railings, downspouts and accessories. 2. Masonry repair includes removal and cleaning of biological growth and efflorescence, patching of masonry units, cleaning and resetting masonry units. All areas scopes are defined on the drawings. Further masonry scope includes removal and replacement of compromised masonry units and repointing of building areas as identified on the drawings. Due to extensive cracking a portion of the southwest corner of the building will be reconstructed. Sealant work at exterior walls includes removing and replacing sealant around openings and in joints. At large knockout panels on the west, south and east elevations as show on the drawings, sealant should be removed from the perimeter of the panels and replaced. Cleaning and repair of metals at building exterior such as lintels is also outlined in the drawings. 3. Work to restore finishes, create new partition, create new exterior door associated with other interior work including fire protection work. 4. Civil/site construction work includes the following major work items: Excavation for and installation of new water service main to serve fire protection service and associated restoration of pavements. 5. Mechanical construction work includes the following major work items: Replacement and or temporary relocation of roof top mounted mechanical units for the purposes of re-roofing the full extent of the building. Replacement of roof drain bodies and modification of scuppers. Modification of exhaust piping above roof level for the purposes of complying with OSHA clearances. Work related to new water service main to serve fire protection services. 6. Electrical construction work includes the following major work items: Work to support new or temporarily relocated roof top mechanical equipment. Work associated with new Fire Alarm panel and devices. 7. Fire Protection construction work includes the following major work items: Installation of new fire suppression system serving entire building including valves, piping, heads and accessories. Additonal Description: 011100.1.8 RESTRICTED WORK AND SPECIAL PROJECT EQUIREMENTS A. Refer to Section 01 35 13 for additional Special Project Procedures. B. Special requirements. 1. Completion of work on Roof Area A is highest priority for the Owner. 2. Roof tear-off should not begin until all materials for re-roof are in possession of contractor or on-site. 3. The Contractor shall provide SCSU (10) days notice prior to work that would interfere with Heating Plant operations outside of the construction limits or any mechanical or electrical shutdowns. 4. Construction traffic will give the right-of-way to the pedestrian and public and other commercial traffic at all times. 5. No blasting of any kind is allowed. 6. Hot work permits required. Written questions due to A/E from Mandatory prebid meeting on Thursday January 12, 2022 at 5:00PM. The Project consists of the replacement of approximately 16,000 GSF of roof at the Heating Plant on the campus. All existing roof materials will be removed to structure and new systems installed. Associated flashing, sheet metal and curbing will be replaced and added. The existing roof hatch will be replaced and exterior roof access ladders added. Mechanical systems associated with the roof will be replaced, modified or temporarily removed and reinstalled for the new roof. The project also includes installation of a new fire suppression system throughout the building. The system requires a new water service, valve assembly and associated piping and heads. Both dry and wet sprinkler systems and a nitrogen gas protection system are included. In conjunction with fire suppression system installation, fire alarm systems including the panel and devices will be upgraded. An exterior door will be added on the east elevation to provide fire department access to the valve room. The final aspect of the project is masonry repairs including pointing, replacement and reconstruction of existing masonry at multiple areas of the building exterior. In association with masonry repairs, sealant replacement at all door and window perimeters is included. *This project has been awarded and all trades have been let.
