Site work and new construction of a municipal facility in Wilkesboro, North Carolina. Working plans call for the construction of a municipal facility; and for site work for a municipal facility.
Project Overview The project consists of the construction of a 2,100 square foot public restroom and multipurpose facility in downtown Wilkesboro. The building will consist of (1) story plus an open mezzanine. The scope includes demolition and removal of existing concrete slabs on-site, as well as removal of existing pavers as indicated on landscape drawings for reuse on-site. The project is more clearly identified through the Design Drawings issued on 8 October, 2021, also provided with this RFP. The project Architect is Samsel Architects. We anticipate construction to start in March 2022 to be completed by July 2022. Preconstruction will involve working closely with the Owner and the design team to provide budget estimates, value engineering, and constructability reviews at key milestones Deadline for all RFP Questions 3 January 2022 Follow-Up Interviews 6 & 7 January 2022 (exact time TBD) Construction Manager Selection 10 January 2022 - Town Council Meeting Pre-Construction January 11 2022 - March 2022 Construction Start March 2022 Scope of Services - Preconstruction Construction Manager firm will be an active member of the project team attending and participating in project meetings and correspondence. Consult with and assist the team in accomplishing Owner's objectives and goals with respect to design, estimates, constructability, value analysis, bid packages and scheduling of the project. Preparation of detailed cost estimate. Generate cost savings suggestions and constructability issues for team evaluation. Generate guaranteed maximum price amendments on early procurement packages as needed with a final GMP at or near 100% construction documents. Provide additional cost savings and assist with any necessary reconciliation of GMP to the project budget. Lead the permit procurement. Provide project schedule. The project team anticipates utilizing an AIA A104-2017 and associated General Conditions form of agreement. Following a successful pre-construction effort and mutually agreeable GMP, it is the Owner's intent to move into construction with the contracting firm to execute the scope of work. Proposed Project Team Submit with your proposal an organization chart and associated resumes of the team you are committing to this project. Include at least the following: Pre-construction/Estimator, Project Manager and Superintendent. Please indicate that the commitment of the team is for the duration of the project. Project Budget & Schedule Based on the preliminary information shared along with the current design documents please provide a project budget estimate. Estimates should be conservative / realistic. Construction Manager selection will not be based on a "low estimate". Also at our interview, please provide how you would propose sequencing and durations in a high level project schedule. Fee and General Conditions Utilize the attached form to submit your proposed fee as a percentage of construction and proposed general conditions. Provide costs for Performance & Payment Bonds, Commercial General Liability, and Builders Risk in terms of cost per $1,000. Provide cost for subguard program, if applicable. Company Qualifications Include project details on three past projects completed by your firm that are most similar to this project. Please include project photos and images. Include associated references and contact information. List any scopes of work that you have the capability and would consider self-performing. Please comment on how you would propose achieving competitive pricing on self-perform scope.
