Site work, paving and renovation of a mixed-use development in Red Oak, Iowa. Completed plans call for the renovation of a multi-residential development; for site work for a sidewalk / parking lot; and for paving for a sidewalk / parking lot.

The improvements generally consist of removal and replacement of 69 glass egress window units, removal and replacement of 108 guttering and downspouts and miscellaneous flashing and fascia, removal and replacement of 52 louver style attic vents, and removal and replacement of 181 SY 6" PCC parking concrete and 429 SF 4" PCC sidewalk concrete and stoop footing, and miscellaneous associated work. The work under the contract shall commence on or before the date specified in a written Notice to Proceed and shall be fully complete in 100 calendar days. A Notice to Proceed is anticipated by March 1, 2022. Liquidated damages in the amount of $500.00 per calendar day will be assessed for each day that the work shall remain uncompleted after the end of the contract period, with due allowance for extensions of the contract period due to conditions beyond control of the Contractor. The certified or cashier's check shall be drawn on a bank in Iowa or a bank chartered under the laws of the United States of America; the certified share draft shall be drawn on a credit union in Iowa or a credit union chartered under the laws of the United States; and such check or draft shall be made payable to Acorn Acres of Red Oak, Iowa, as security that if awarded a contract by said Housing Agency, the Bidder will enter into a contract at the prices bid and furnish the required performance, payment, and maintenance bond and certificate of insurance.. The successful Bidder will be required to furnish a performance bond, payment bond, and maintenance bond on approved forms in an amount equal to one hundred percent (100%) of the contract price, or other assurance of completion as specified in the General Conditions, said bonds to be issued by a responsible surety approved by Acorn Acres, and shall guarantee the faithful performance of the contract and the terms and conditions therein contained, shall guarantee the prompt payment of all materials and labor and protect and save harmless Acorn Acres from claims and damages of any kind caused by the operation of the Contractor and shall guarantee the maintenance of the improvement caused by failures in materials and construction for a period of two years from and after acceptance of the contract. The guaranteed maintenance period for new paving shall be four years.
