New construction of an educational facility in Alpena, Michigan. Completed plans call for the construction of a primary / secondary education facility.

The Project Team consists of the Construction Manager, the Architect, and other design professionals providing services in connection with the project. ALL WORK MUST BE COMPLETED BY 8/19/2022; Punch List Work by All Contractors- Mon 9/5/22 : Reconfigure and pave existing gravel parking area on south side of school. : Remove and replace HMA sidewalk located on the northeast side of school. 1. Removal of all plumbing and heating fixtures and equipment. 2. Provide proper repair of all ceilings, walls, floors, etc., when installing new piping fixtures and hangers. 3. Furnish and install all fixtures in cabinetry as required. 4. Provide all final connections and hook-ups for equipment. 5. Furnish all louvers and access panels to masonry and drywall contractors for installation. 6. Provide shop drawings to State Fire Marshall for Plan Review (allowing sufficient time for changes that may be made and must be completed prior to occupancy). 7. Patch all demolished areas and items affected by HVAC & plumbing demolition to a condition ready to receive finishes and finish materials (finish materials by others, i.e. carpet, tile paint, etc.). 8. Perform all excavating, backfill, and compaction required for the work of this bid division. 9. Furnish and install fire dampers as shown and specified, and/or required by Code. 10. Perform all demolition necessary for the completion of the work of this Bid Division as shown and specified. 11. Provide all final plumbing hook-ups to all plumbing related fixtures and equipment. 12. Provide coordination with roofing and metal contractors for roof penetrations, equipment rails and pipe boots including layouts. 13. Maintain fire rating in all walls penetrated. 14. Remove spoils from site. 15. Provide all required layout and verify that no conflict occurs with other trades 1. Review the milestone schedules. This bid division's work will be required to be completed at multiple locations and concurrently for some of the work. Prepare your bid proposal accordingly to allow for sufficient manpower and resources to achieve the milestone schedule critical path at each building. 2. Include cost for all required permits in bid proposal and coordinate all required inspections. 3. Provide all required plumbing and HVAC demolition as documented. If additional demo of slabs, walls, etc., beyond what is indicated on the drawings (also refer to demo architectural floor plans) is required to accomplish the new plumbing and HVAC work, then the demo, removal and patching is the responsibility of this bid division. 4. All plumbing and HVAC installations to meet all required governing requirements. 5. Furnish all access panels as required for the installation of the bid division's work. 6. Furnish and install all required gas piping. 7. Furnish and install all required hydronic piping. 8. Furnish and install all required refrigerant lines. 9. Furnish and install all required waste, water supply and vent piping. 10. Provide all required plumbing and HVAC insulation. 11. Provide all required test and balance work. 12. Provide all required temperature control work. 13. Furnish and install all required louvers and grilles, discharge wall caps, including all louvers in existing construction. 14. Furnish and install all required control valves shall be labeled and tagged per room or equipment number. 15. Fire seal any penetrations to maintain wall integrity. All corridor walls shall be considered rated walls. 16. Furnish and install all required fire dampers. 17. Furnish and install exhaust fans 1. Protecting existing trees and grass to remain. 2. Removing existing trees, shrubs, groundcovers, plants, and grass. 3. Clearing and grubbing. 4. Stripping and stockpiling topsoil. 5. Removing above and below-grade site improvements, including sidewalks, pavement. 6. Removal and disconnecting and capping or sealing of site utilities including water, storm, sanitary, gas, electric. 7. Installation, maintenance and removal of temporary erosion and sedimentation control measures. 1. Excavating and backfilling for utility trenches. 2. Excavating and backfilling for buildings and structures. 3. Preparing subgrades for slabs-on-grade, walks, pavements, lawns and grasses, and exterior plantings. 4. Subbase course for concrete walks. 5. Subbase and base course for asphalt paving. 6. Drainage course for slabs-on-grade.
