Renovation of a municipal facility in Cookeville, Tennessee. Completed plans call for the renovation of a municipal facility.

QA date Monday, January 24, 2022 at NoonAll Contractors must be licensed under the provisions of the current Contractors Licensing Act of Tennessee and shall be thoroughly familiar with all the provisions of said Act. All Bidders must comply with Tennessee Code Annotated, Title 62, in particular Chapter 6 regarding preparation of the Bid Envelope. Each Contractor shall submit his Bid in accordance with the requirements of the Licensing Act; in particular, giving his name, address, license number, license expiration date, the part of the classification of the license applying to the bid and the license dollar limitation, and shall mark the project bid for Project Name, location of project, and the time, date and place of bid opening. Any Mechanical, Electrical, Plumbing or Roofing Contractor whose bid shall exceed $25,000.00 is required by the Licensing Act to be licensed with the State Board for Licensing Contractors. No Bidder may withdraw his bid within 60 days after the actual date of the opening thereof. Summary of work: 1. Community Center: Remove and properly dispose of existing smooth and aggregate surface built-up roofs, metal roof panels (and subsequent slope build up wood structure below), metal panels on mansard wall, strip-in, edge strips, all insulations and flashing to existing metal deck and wood deck on mansard wall. Remove and properly dispose of existing edge metal, gutters, scuppers, conductor heads, downspouts, wood blocking and counter flashing. Replace any bad metal and wood decking which will not achieve proper pull tests. Provide all new wood blocking and fascia at locations shown on the Plans. Provide and install new EPDM air barrier and high density foam at perimeters and penetrations. Mechanically attach new isocyanurate insulation and crickets to metal deck using fastener patterns shown on the Plans. Using two-part, rope type adhesive, adhere new 1/2" cover board to isocyanurate insulation using foam pattern shown on Plans. Provide and install new .060", LSFR, non-reinforced, black, fully adhered EPDM Roof System with a 20-Year, No Dollar Limit, Total System Warranty with 72 mph wind speed and 2" diameter Hail Warranty. On mansard wall, provide and install new underlayment and Kynar 500 metal panels. Provide and install new Kynar 500 edge metal, gutters, downspouts, metal fascia cover and counterflashing at locations shown on Plans. County Clerk: Remove and properly dispose of existing ballast, EPDM membrane, smooth surface and aggregate surface built-up roofs, strip-in, edge strips, flashings, all insulations to existing metal and wood decks. Remove loose gravel from indicated aggregate surface built-up roof in preparation for new insulation. Remove and properly dispose of existing edge metal, gutters, downspouts, conductor heads, metal coping, wood blocking and counterflashing. Replace any bad metal or wood decking which will not achieve proper pull tests. Provide all new wood blocking and fascia at locations shown on the Plans. Provide and install new EPDM air barrier and high density foam at perimeters and penetrations. Mechanically attach new isocyanurate insulation and crickets to metal and wood decks using fastener patterns shown on the Plans. Using two-part, rope type adhesive, adhere new 1/2" cover board to isocyanurate insulation using foam pattern shown on Plans. Waterproof existing chimney with EPDM and provide new copper cap. Provide new stainless steel scupper and over scupper sleeves. Contractor shall include in Base Bid an Allowance of $50,000.00. All perimeter edge metal shall meet ES-1 attachment requirements. Perform all additional work as noted on the Plans. 2. ADD ALTERNATE 1: On both Buildings, provide and install a fully adhered, LSFR, non-reinforced, black, .090" EPDM membrane in lieu of .060" EPDM membrane. Provide 30-Year, NDL, Total System Roof Warranty with 72 mph wind speed, Accidental Puncture and 2" hail Warranty. 3. Contractor may use facility electricity unless the privilege is abused, at which time the use will not be permitted and the Contractor shall be required to obtain electricity elsewhere at no extra charge to the Owner. 4. Keep work area and grounds clean at all times and protect inside and outside of facility from damage. The facility must remain occupied and dry during the work. Contractor shall not interfere with Owner's normal day-to-day operations of the building. Contractor will be provided an area on-site for storage of materials, if so desired. 5. The Contractor shall conform to OSHA and other safety requirements during this operation. Owner and Designer are not responsible for Contractor's safety. Keep all tools, equipment, materials and personnel (as practicable) away from roof perimeters to prevent damage or injury on the construction Site and to protect the structure and public below. 6. No work is anticipated by others. No future work is anticipated. 7. Contractor's Use of Premises: Staging area will be provided, to be coordinated with building Owner. 8. Owner must continue to occupy building during the work of this Contract. Contractor shall keep building dry and free of debris at all times. 9. See Plans for more specific description of work items. 10. All of the Contractor's employees shall conduct themselves in a responsible manner around Building Occupants. Employees shall be cordial, but not engage in conversation. Contractor's employees shall keep shirts on at all times. 11. If Contractor uses a roofing subcontractor, Contractor shall have a superintendent on site at all times any work is being performed.
