Solicitation- 2112-5235 Construction of a wooden deck to replace a patio that was removed to facilitate other repairs Questions Due Date: Jan 11th 2022, 9:00 AM CST San Antonio Housing Authority Charles Bode, charles_bode@saha.org Vendor to build 12x12 treated wood deck centered on the 6' patio door off rear of home - Wood deck surface shall be #1 treated 5/4 x 6 - Posts shall be 4x4 treated posts rated for ground contact 6' o.c. Posts shall be set in concrete not less than two feet in depth and rest on approximately a six (6) inch concrete bedding to prevent contact with the ground. Concrete shall be at least 4" in thickness from any side/surface of the post and rated at 3500 psi minimum when cured. - Perimeter beams shall be treated #1 grade 2 x 8 and interior beams and joists shall be 2x6 treated #1 grade lumber 16" o.c.. Ledger beam shall be anchored to the existing foundation slab utilizing Tapcon 1/4 X 3- 1/4 anchors or a SAHA approved equal using a staggered pattern 12" o.c. offset shall be not less than 2" from the top or bottom edge of the board. Both ends shall be anchored top and bottom. - All fasteners will be galvanized, stainless steel, or coated, suitable for use with the lumber treatment utilized, exterior rated decking screws. - All beam, joist, post and stair connections shall be accomplished utilizing the appropriate Simpson Strong Tie connectors or a SAHA approved equal or SAHA approved alternate connection method Deck shall have a 36" railing on 3 sides with a 4' wide stair section in middle of deck on north side towards gate - Railing posts shall extend from beneath deck surface, preferably extended from (utilizing) the framing posts - Deck and stairs shall have 2 rails and shall be 2x4 #1 treated lumber, the first at 4" from deck surface, with second and second 2x4 with top edge at 36", and a top rail of #1 Treated 5/4x6 laid flat on top - Stairs shall have a sufficient concrete footing poured level with ground, with base of stair riser anchored to concrete - Railing shall have 2x2 treated balusters, with 4" on center spacing Deck and railings shall be coated with an oil-based, semi-transparent deck stain/sealer, in the color of Natural Cedar prior to installation, but after cutting, on all sides. After completion all exposed deck surfaces shall be coated and/or re-coated with the same stain/sealer. Preferred brand would be "Ready Seal" No. 512 or a SAHA approved equivalent product. Approval must be received prior to application.
