Renovation of a mixed-use development in Roanoke, Virginia. Completed plans call for the renovation of a conference / convention center; and hospitality development.

The Hotel Roanoke Conference Center Commission and the Hotel Roanoke, L.L.C. hereby invite Bids pursuant to VA. CODE ANN. 2.2-4301 from firms and persons to supply and install new cooling towers at the Hotel Roanoke and Conference Center in place of the existing cooling towers. Bid requirements, Specifications and General Conditions are contained in the Details of Invitation to Bid, which is incorporated by reference into this Invitation to Bid. The selection process shall be by competitive sealed bidding. The Details of Invitation to Bid may be picked up between 8:30 a.m. and 4:30 p.m. Bids will be opened and announced to the public shortly after 2:00 p.m. by Mr. Johnson on that date. Questions or comments concerning this Invitation to Bid shall be directed to Mr. Wright. Separate cooling tower sumps by installing separator plate and valving offincoming and outgoing water, isolating one tower while leaving the other tower functioning to maintain chiller operation. Disconnect all needed piping and electrical connections from isolated tower assembly. Remove old cooling tower section from supports in its entirety. Haul all demolished material from the project site. Handle and dispose of in accordance with national, state, and local regulations. Install new cooling tower section matching above specs and secure per factory requirements. Reconnect all condenser and make up water piping per applicable statutes, ordinances, and regulations. Reconnect all electrical connections per applicable statutes, ordinances, and regulations. Install electrical heat tape to any piping that poses a freeze potential as needed and repair any pipe insulation, whether new or existing, that is removed or scraped away to make a mechanical installation, so as to maintain an equivalent insulation as existed without said mechanical installation. Align fan belts and adjust tension to factory specs. All condenser water strainers to be cleaned and checked prior to final inspection by the Assistant General Manager. 9. Preform start up procedures on new tower section to include verifying all bolt torques, electrical and plumbing connections and check operation in accordance with the manufacturer's recommendations and make all necessary adjustments. 10. Open all valves and put new tower section into operation. 11. Isolate number 2 cooling tower section and prepare for removal while leaving number 1 in operation. 12. Disconnect all needed piping and electrical connections from isolated tower assembly. 13. Remove old cooling tower section from supports in its entirety. Haul all demolished material from the Project site. Handle and dispose of existing cooling tower system and equipment in accordance with national, state, and local regulations. 14. Install new cooling tower section and secure per factoiy requirements. 15. Replacement cooling tower section matching above specifications. 16. Reconnect all condenser and make up water piping per code as needed. 17. Reconnect all electrical connections per Code. 18. Install electrical heat tape to any piping that poses a freeze potential as needed and repair any pipe insulation, whether new or existing, that is removed or scraped away to make a mechanical installation, to maintain an equivalent insulation as existed without said mechanical installation. 19. Align fan belts and adjust tension to factory specs. 20. Preform start up procedures on new tower section to include verifying all bolt torques, electrical and plumbing connections and check operation in accordance with manufacturers recommendations and make all necessary adjustments. 21. Open all valves and put new tower into operation including removing separator plates to allow both towers to work together. Separator plate to be given to Director of Engineering for future use. 22. Each tower section to have individual make up water level controls. 23. Replace make up water back flow preventor and flow valve with motorized type shut off valve
