The project calls for the replacement of the existing built-up roof system with new gravel surfaced built-up roof. The work will also include roof decking replacement. All work on top of the mechanical penthouse located on top of G Wing. SCTCC-21-G Wing Penthouse Roof Replacement 1540 Northway Drive St. Cloud, MN 56303 WBE (12%) A. Prior to removal of existing roof system, provide all necessary protection for Owner's equipment and personnel. B. Remove debris and loose gravel (if present) from roof area and properly dispose of all materials off-site. C. Tear off existing roof membrane, base flashings, insulation material, vapor retarder and existing roof deck and properly dispose of off-site. D. Ensure that all drains are in proper working order and that drain lines are clear to the first elbow. E. At insulation replacement areas, remove the existing roof system where marked on the roof to the surface of the existing vapor retarder. Deck Repair/Replacement: A. Remove obsolete roof penetrations (verified by facility personnel.) B. Remove and replace the existing steel decking throughout the entire roof area.. Rough Carpentry: A. Install nailers, where required, to match height of new insulation, as detailed. B. Install nailers for curb extensions, as required, for minimum curb height of 12" above new membrane. Sheet Metal/Flashings: A. Install new 24-gauge, pre-finished sheet metal counterflashings at curbs and perimeter locations. B. Install 24-gauge, pre-finished sheet metal on expansion and control joints where indicated on detail drawings. C. Install 24-gauge, galvanized accessories where shown on detail drawings Work shall commence after April 1, 2022, and substantial completion shall be achieved within the contract roof working days and by May 31, 2022.
