Remodeling of a multi-residential development in Santa Barbara, California. Completed plans call for the remodel of a multi-residential development.
SCOPE OF WORK: Provide all labor, materials, and equipment necessary to install new bathroom ventilation fans and lighting, and remodel four (4) master bathrooms at Santa Barbara Housing Area. The work consists of Base Work and Unit Price Work as follows: A. BASE WORK INSTALL VENTILATION: Provide ventilation fans with lights at both bathrooms of each of the eight (8) houses, except provide only 1 fan at hall bathrooms of Units 1802 and 1814. Typical of fourteen (14) ventilation fans. Replace condensation sensor with humidity sensor at existing ventilation fans in master bathrooms of Units 1802 and 1814. Typical of two (2) humidity sensors. B. BASE WORK M&R MASTER BATHROOMS: Remodel the master bathrooms at 1801, 1805, 1806, and 1808 Lighthouse Place, to include the following work at each master bathroom: DEMOLITION (See Section 02 41 00 and Sheet A1) 1) Test wall, ceiling, and floors for asbestos in accordance with Section 01 35 29. 2) Remove and dispose of gypsum board, tile, backer board, wall base and trim, and insulation at walls and ceilings to expose wood framing. 3) Remove and dispose of flooring, including tile and backer board, vinyl flooring, mastic, and associated underlayment to expose plywood subfloor. 4) Remove and dispose of bathroom accessories. 5) Remove and dispose of shower enclosure, wall panels, and shower base. 6) Remove and dispose of vanity and wall cabinet. 7) Remove and dispose of plumbing fixtures including: water closet, lavatory and faucet, shower head, mixing valve, drains and associated plumbing to existing rough-ins. 15452936 Page 2 8) Remove and dispose of bathroom exhaust fan. 9) Remove and dispose of vanity and ceiling light, GFCI receptacle, and other wiring devices. NEW WORK (See Sheet A1 and related Sections) 10) Provide new insulation at ceiling and exterior walls. 11) Provide new gypsum board at ceiling. 12) Provide new gypsum board at walls, except areas to be tiled. 13) Provide new cement backer board at two (2) tile accent walls and floor. 14) Provide new wall tiles over waterproof membrane at two (2) tile accent walls of each master bathroom, corner-to-corner, floor-to-ceiling, 15) Provide new floor tiles over waterproof membrane, except as indicated. 16) Provide new door casings at master bathroom door. 17) Provide new solid surface window stool. 18) Prep and paint trim and exposed gypsum board walls and ceiling. 19) Provide new frameless glass shower enclosure and base, and ensure that they are watertight. 20) Provide new vanity cabinet with solid surface countertop with backsplashes at abutting walls. 21) Provide new wall cabinet above water closet. 22) Provide new bathroom accessories as indicated. 23) Provide new water closet, angle stop, water supply line, and other plumbing accessories as required for a complete installation to existing rough-ins. 24) Provide new under mount lavatory, faucet, P-trap, trap arm, supply lines, angle stops, and other plumbing accessories as required for a complete installation to existing rough-ins. 25) Provide new shower head, mixing valve, drain, and other plumbing accessories as required for a complete installation to existing rough-ins. 15452936 Page 3 26) Provide one (1) new vanity light with lighting controls. 27) Provide one (1) new GFCI duplex receptacle. 28) Provide one (1) new ventilation fan with built-in light with controls, including humidity sensor control for fan and motion-detection for light. B. UNIT PRICE WORK: In the event that Contracting Officer's Representative determines that additional flooring or painting is required, Contracting Officer may issue a contract modification for the following unit price work: 1) PLYWOOD SUBFLOORING (Cost per Square Foot): Remove and replace-in-kind 5/8" thick AD plywood subflooring. 2) 1X6 SUBFLOORING (Cost per Square Foot): Remove and replace-inkind 1x6 wooden diagonal subflooring. 3) LUXURY VINYL FLOORING (Cost per Square Foot at unoccupied houses): Remove and replace carpet, carpet pad, and accessories with new Luxury Vinyl Flooring. 4) LUXURY VINYL FLOORING (Cost per Square Foot at unoccupied houses): Remove and replace resilient flooring with new Luxury Vinyl Flooring. 5) INTERIOR PAINTING (Cost for Unit 1801): Prep and paint interior of entire residence. 6) INTERIOR PAINTING (Cost for Unit 1805): Prep and paint interior of entire residence. 1.02 SCHEDULING CONSTRAINTS: A. Units 1806 and 1808 are currently occupied. Schedule work to complete master bathroom remodel within a 3-week period, working during normal business hours specified in Paragraph 1.06. B. Scheduling of the 3-week period for each of the two occupied houses will be as agreed upon by Contractor and Government after contract award. C. Tenants of occupied houses shall have access to their homes during work hours. D. Contractor shall protect tenants personal property, and existing work to remain. E. Work shall not start until all required materials have been delivered to the site and inspected by Contracting Officer's 15452936 Page 4 Representative to verify compliance with approved submittals and project specifications. F. Work on the two (2) vacant houses shall be completed prior to the start of work on the two (2) occupied houses. G. Work schedule for installation of ventilation fans/controls at occupied Units 1802, 1809, 1814, and 1817 shall be coordinated with the Unit POC. That work shall be limited to normal business hours as stated in Paragraph 1.06. Contractor shall complete the installation of each bathroom exhaust fan within a single workday. H. Schedule work to minimize disruptions to water and electricity at occupied houses. Restore water and electricity before the end of each work day. 1.03 LOCATION: Project site is located at US Coast Guard Santa Barbara Housing, Santa Barbara, California.
