New construction of a mixed-use development in Fort Worth, Texas. Completed plans call for the construction of a clubhouse / community center; four-story above grade, 210-unit multi-residential development; and 24,000-square-foot retail development.

IPRC Project No. IPRC21-0157 City Project No: 103819 The Stop Six Choice Neighborhood Initiative (CNI) is a multi-phase revitalization effort in the historic Stop Six neighborhood of southeast Fort Worth to transform the former J.A. Cavile Place public housing site (and adjacent / nearby parcels) into a new mixed-income community and act as a catalyst for additional new development in the area. Hughes House will be a 9% Low Income Housing Tax Credit (LIHTC) development on three city blocks composed of 1-, 2-, 3-, and 4-bedroom apartments. The new community will consist of eleven (13) buildings, including two (2) elevator-accessed mixed-use buildings with approximately 24,000 SF of ground floor commercial space along Rosedale and Amanda. The commercial area may be divided between community space, space for partners and social service providers, and retail space. Phase 2 - Housing Package Housing will consist of thirteen (13) buildings, including two (2) elevator-accessed mixed-use buildings with approximately 24,000 SF of ground floor commercial space along Rosedale and Amanda. The commercial area maybe divided between community space, space for partners and social service providers, and retail. Buildings 1 and 2 will be 4 level with podium foundations. Garden Apartments and Townhouses (11 buildings). Amenities including Property management office, furnished fitness space, a clubhouse, children's playscapes, a gazebo, a fully enclosed dog park, and a swimming pool. Phase 3 - Public (off site) Infrastructure Work consists of but is not limited to the following: Pipe Bursting Public Road work (new, mil and overlay, and patch and repair) Traffic Control Private Drive and sidewalk removal and replacement. Landscaping Sanitary Sewer Domestic/Fire water Storm Drainage Utility rework to existing single family residences.
