Construction services for the Ross and Yates Hoist Room buildings consisting of roof drain replacement with brick repair and re-pointing. Questions Submitted - February 10, 2022 Questions & Answers Posted - February 14, 2022 Ross-Yates Hoist Room Buildings Roof Drain Replacement - The existing Ross and Yates Hoist Room buildings have existing cast iron roof drain piping that is significantly corroded and deteriorated such as to allow water to leak into the interior of the buildings, damaging the suspended ceiling tiles and exposing critical electrical and hoisting equipment to water. Construction services are required to remove the corroded cast iron pipes and damaged suspended ceiling and replace with modern plumbing and ceiling tiles to restore the integrity of the roof drain systems in both buildings. Ross-Yate Hoist Room Buildings Brick Repair & Re-Pointing - The 3-story brick hoist room buildings were originally constructed in the 1930's and are over 80 years old. Both structures require masonry repairs to restore the integrity of the brickwork, and to extend the life of these buildings that are housing the SURF hoisting equipment. The drainage pipe replacement project has been defined with the following work steps and estimated scope: 1. Remove and dispose drop-down ceiling as necessary to replace piping ~located 20 feet under drainage pipe (~3,000 ft 2 each Ross/Yates). Also includes removal and disposal of blown-in insulation on top of dropdown ceiling sections being replaced. 2. Remove existing cast iron drainage pipe (~700 LF Ross, ~600 LF Yates) 3. Install new drainage pipe per design & routing (~800 LF Ross, ~700 LF Yates) 4. Install exterior building buried drainage pipe to outfall (~120 LF Yates only) 5. Install new drop ceiling below pipe to re-establish drop ceiling integrity (~3,000 ft 2 each Ross/Yates) The brickwork repair project has been defined with the following work steps and estimated scope: 1. Remove and dispose brittle grout from brick surfaces on building exterior (~500 ft 2 Ross, ~200 ft 2 Yates) 2. Remove and dispose abandoned electrical gear from Ross Hoist Room north wall area for access to brick wall requiring repair. This scope also includes removal of a second set of abandoned electrical gear structure that is mounted to the Ross Headframe building north face (electrical lines to be removed by others in both cases). 3. Pressure wash and clean brickwork (3,800 ft 2 Ross and 6,500 ft 2 Yates) 4. Repair/re-grout and cover capstone parapets as needed (680 LF Ross, 660 LF Yates) 5. Re-Point & Tuck-point areas on exterior walls requiring repair (~2,700 LF Ross and ~600 LF Yates) 6. Clean remaining surfaces and apply W-2 water sealer to help protect brick structure, windowsills, and roof perimeter parapets from weathering (29,500 ft 2 Ross and 34,600 ft 2 Yates) 7. Remove caulk from window/brick interface perimeters and apply new perimeter window caulking/seal (2,500 LF Ross and 3,000 LF Yates) The contract is anticipated to be awarded by March/April 2022 and completed within 180 calendar days from issuance of Notice to Proceed.
