Site work and new construction of an educational facility in Vancouver, British Columbia. Completed plans call for the construction of a 240,000-square-foot, six-story above grade educational facility; and for site work for a educational facility.
General Scope Inclusions - All Work Packages: 1. Project Site: a. Please visit the site to familiarize yourself with the site and applicable access routes. b. Site Safety and Logistical Plan dated Sep. 29/21 has been included for context. c. All Trade Contractors will be bound by the requirements of Schedule 'E' Site Safety and Logistical Requirements which has been included here; it will form a part of the Trade Contract as executed. 2. Schedule: a. UBC Gateway Preliminary Construction Schedule has been included in a medium amount to of detail to provide guidance on the overall project construction timeline including this Work Package and certain Submittals. Please familiarize yourself with the approximate timing at which the work of this Work Package will occur. b. The Schedule will be further revised, including with input from the Trade Contractor once awarded. 3. CCDC 17 Trade Contract format will be used for Contracts which include site installation: a. A copy of the standard industry template has been included. b. UBC Properties Trust Supplementary Conditions dated Aug. 13/20 will be part of the Contract. A copy has been included. c. All Trade Contractors will be required to provide as part of the Contract documents, a Conflict Of Interest declaration letter. A copy of UBC Properties Trust's standard template has been included. 4. LEED Version 4 Project: a. The Project is a LEEDv4 Gold Project and various credits pursued will involve documentation efforts required from the Trade Contractor. b. The project LEEDv4 Scorecard has been included for reference. c. A more explanatory Schedule 'D' Project LEED Requirements document may follow as an Addendum and will become a part of the Contract documents. Scope Inclusions for This Work Package: 5. All materials, hardware and equipment required for the pumping, placing, and finishing of concrete toppings as required by Structural, Architectural drawings and Specifications. 6. The work includes, but is not limited to the following: L00 - 62 mm concrete topping on steel decks as required (AV room & Builtup risers at Lecture Theatre) L01 - 75 mm architectural concrete topping L01.5 - 87mm and 62mm concrete toppings respectively L02 - 95mm concrete topping on steel deck L02 & L06 - 89mm concrete topping on steel decks for terraces L03-L06 - 75mm concrete topping on hybrid slabs and concrete for delta beams. L07(roof) - 90 mm concrete topping on hybrid slabs and concrete for delta beams. 7. Concrete floor finish must be of adequate quality for the direct application of the floor finishes as per drawings and specifications. Tolerance of 1/4 " in 10' is required. 8. All control joints and saw cuts as per drawings and specifications. 9. Assist on the process of selection of the most adequate concrete pump (supplied by this Trade Contractor) according to site safety and logistical requirements and Project sequencing as per Preliminary Construction Schedule. Scope Exclusions from This Work Package: 10. Concrete formwork for the project other than concrete toppings (e.g., Footings, Foundation walls, free standing cores, SOG, suspended slab, etc.) 11.
