Three Rivers School District ("the Owner") Requests Proposals from experienced Construction Manager|General Contractors (CM|GC) for the construction of the District Wide Restrooms Renovation project. The project consists of restroom renovations at Fleming Middle School, Lincoln Savage Middle School, Lorna Byrne Middle School, Hidden Valley High School, Illinois Valley High School, and North Valley High School. The intent is to upgrade restrooms with new finishes and ADA accessibility upgrades. The work consists of CM|GC services necessary to construct the project described below. The Three Rivers School District, addressing the need to upgrade restrooms with new finishes, ADA upgrades, and provide single user restrooms is seeking CM|GCs with Oregon K12 experience designing restrooms. The District has done conceptual planning for these improvements, see attached conceptual planning drawings included with the RFP. Restrooms to be individual rooms with full height walls, hollow metal frames with wood doors. Special consideration to be paid to design allowing for ease of supervision with clear line of sites. Individual restroom stalls to be designed for privacy with durable long-lasting finishes that will be easy for the Districts custodial staff to clean. The District intends to commence design immediately to allow for construction to begin over the summer and through the school year. Project to be complete by December 2023. CM|GC delivery method will be utilized with the CM|GC RFP being issued shortly after the publication of this Design Services RFP with the expressed goal of integrating the CM|GC throughout the design process to assist with constructability, value engineering and cost estimating The CM|GC firms responding to this RFP will be evaluated based upon company overview, firm experience, similar project history, and other criteria identified in this RFP. This solicitation does not obligate the Owner to pay any costs incurred in preparation of Proposals. The Owner reserves the right to reject any Proposal that is not in compliance with all prescribed requirements. For good cause, the Owner may reject any or all Proposals upon a written finding that it is in the public interest to do so.
