Remodeling and renovation of a mixed-use development in Toronto, Ontario. Design plans call for the remodel of a 57,000-square-foot, three-story above grade, 455-seat educational facility; and for the renovation of a 85,820-square-foot day care center.

Future fit out of the south podium includes a 929 square meter daycare and space for a 5,271 square meter elementary public school for 455 pupil places. The proposed future school will be contained within the third storey of a mixed-use tower located at 55 Lake Shore Boulevard East, within the centre block owned by Menkes. The school includes four Full-Day Kindergarten Classrooms 10,000 square foot outdoor play deck on the third storey to provide an outdoor area the younger grades; Instructional classrooms for Grades 1-8 instruction; Instrumental Music Room; Art Room; Library and Learning Commons Area; Full-size and full-height double gymnasium to support a range of activities, that will include a stage and associated storage areas (equipment, table), as well as change rooms for both genders; Special Education room(s); Student and staff washrooms to meet the needs of a 455 pupil place school; Administration area plus staff room; Custodial area(s); Academic storage; Concentrated on the third floor, but a 1st floor reception area at grade is also provided and included in the total square footage; Meeting and seminar rooms for breakout and resource instruction; Kitchenette; there will be a Large elevator (capacity of up to 30 students) and open staircase to move students to/from the ground. TIMELINE: The province of Ontario has announced the intent to build the first elementary school inside an existing condo building at Toronto waterfront. The Ontario government is investing $44 million in the new project in partnership with the TDSB and Menkes Developments. CS&P was awarded as the design RFP in summer 2023 to develop the TDSB Podium School Design and Exterior Play Space Guidelines, which will inform the Sugar Wharf school interior design and exterior play areas along with future vertical school developments. The project has been submitted to the city of Toronto for site plan approvals. Further design, tender and construction timing is undetermined.
