The property to be demolished is deteriorated and in a state of partial collapse. The property is part of a semi-detached residential structure (duplex) separated by a brick masonry party wall (assumed). The adjacent attached property at 108 Ellston Road is occupied. After the demolition of the property, the existing party wall is to be stabilized and laterally supported to the remaining as part of the adjacent structure and made weather tight. The property basement will be infilled with controlled low strength material (CLSM) in 2-foot lifts to avoid excessively surcharging the basement party wall below the first floor. The contractor will be responsible for all enabling work, repairing any damage caused to the adjacent property during demolition, and additional work to conform with Chapter 33 Safeguards During Construction of the 2015 International Building Code.
