Demolition, site work, renovation and addition to a municipal facility in Hiawassee, Georgia. Completed plans call for the addition of a municipal facility; for the demolition of a municipal facility; for the renovation of a municipal facility; and for site work for a municipal facility.

Questions will be received by email only; responses will be issued in writing via Addendum. All emails must have "Questions for RFP - Courthouse Renovations and Additions" in the subject line. Towns County reserves the right to reject any and all proposals and to waive technicalities. Towns County, Georgia desires to retain the services of a professional Construction Manager at Risk (CMR) for selected renovations and additions to the County Courthouse at 48 River Street, Hiawassee, GA 30546 The County stakeholders identified a need for an approximately 9,500 sf addition and 12,800 sf renovation, borrowing architectural details from the previous 1905 iteration of the courthouse to complement it's 1960 replacement which is clad with a brown brick facade and a white contemporary arched colonnade. A new stair tower is necessary to meet current building code requirements and is planned for the northeast corner of the building. This will provide a new architectural feature for the building, making it more identifiable within the downtown business district. The project is planned to deliver new building systems upgrades, a comprehensive renovation of the interior and a new roof. The addition is planned to house two courtrooms with expanded office and administration space for the courts and county commissioner. It is anticipated that all renovations and additions will be constructed after the current occupants of the courthouse are relocated to temporary facilities, which are not part of this project. The project has been designed by CPL Architects, Engineers, Planners with an estimated project budget of $8,000,000
