Renovation of an educational facility in Corvallis, Oregon. Completed plans call for the renovation of a educational facility.

Oregon State University ("OSU" and/or "Owner") is conducting a competitive ONE OR TWOSTEP Request for Proposals (RFP) process to retain ONE (1) General Contractor to provide Construction Services for the Milam Hall Roof Replacement (the "Project" Budget. Construction Estimate is $4,800.000.00. QUESTION DEADLINE: FEBRUARY 10, 2022 at 12:00 PM Pacific Time (PT) The size and scope of this project; limited seasonal construction window; market volatility and supply chain issues, may require an extended construction schedule that spans the course of two summers. If an extended schedule is recommended, it is the general contractor's responsibility to ensure the building remains weather-tight during periods of no construction. It is, however, OSU's preference to consolidate efforts and complete the contract within 2022. This project consists of re-roofing the entire building (28,000 sf), installing new fall protection, new roof ladders, and modifications to the drainage systems of Milam Hall on the Oregon State University Campus, Corvallis, Oregon. Bracing at the parapets and diaphragm strengthening is planned for seismic retro-fit. HVAC work will be limited to demolishing, replacing or reinstalling rooftop vents, fans, ducts and reinstalling existing HVAC units. Insulation will be added at the Central Building and East Wing attics as well as batt insulation at penthouse walls to align with OSU's current energy efficiency standards (18,000 sf.) Rigid roof insulation will be used at the West Wing roof (10,000 sf.) At both the Central building and East Wing cornices, work is planned to remove the existing failing finish and repaint. Brickwork and cast stone above these cornices will require cleaning/replacing/repointing at select areas. Unit Pricing is being requested for the removal and replacement of existing damaged bricks as part of the Masonry Restoration scope. GC is to remove or abate lead paint and other lead-containing components that are to be removed. OSU will arrange for removal or abatement of lead-based paint from existing sheet metals at cornice/facia as indicated to be restored and other hazardous materials, including asbestos. There is little-to-no anticipated interior work.
