Site work and paving for a mixed-use development in Fort Wayne, Indiana. Completed plans call for site work for a playground / park / athletic field; water / sewer project; sidewalk / parking lot; and for paving for a sidewalk / parking lot.

Design Phase Services by the CMc shall include but not limited to: o Attend bi-weekly coordination meetings and project workshops with the Owner and the Design Team o Prepare and maintain a Project Cost estimate and submit detailed, open book cost estimates as the design is advanced (including, at a minimum, at the completion of Design Development, with a GMP at 95-100% Construction Documents) and provide ongoing, detailed and independent cost estimating and knowledge of market conditions; o Provide project planning, phasing and scheduling, including logistics plans as design advances; o Provide alternate systems evaluation and constructability studies; o Coordinate and advise of ways to gain efficiencies in project delivery; o Provide long-lead procurement studies and possibly initiate procurement of long-lead items; o Develop a Subcontracting Plan; o Assist in the permitting process; o Perform constructability reviews, biddability reviews, value engineering; o Develop a comprehensive safety plan for implementation during construction; o Determine means and methods for performing the Work; o Coordinate with various City departments and other agencies, utility companies and similar entities; o Assist in developing unit prices and alternates for bidding; o Assist in managing public bidding (including multiple phases, if needed); and o Protect the City's standards of quality, safety, and environmental factors. When the Construction Documents are 95-100% complete and bid, and prior to the start of construction, the CMc will provide a Guaranteed Maximum Price (GMP). This Project may require partial GMPs within the FGMP based on the team's collaborative approach to completing the project in the best manner to meet the Owner's objectives related to value, cost and schedule. Construction Phase Services by the CMc shall include but not be limited to: o Construct the designed improvements; o Coordinate with various City departments and other agencies, utility companies and similar entities; o Bidding on multiple packages outlined in the scope, award, and manage all construction related contracts and subcontracts while meeting the Owner's purchasing requirements; o Procurement of all subcontractors and vendors; o Arrange for procurement of materials and equipment; o Schedule and manage site operations; o Develop and implement quality management and control procedures; o Coordinate acceptance testing; o Bond and insure the construction in accordance with the Owner's requirements outlined below; o Address all federal, state and local permitting requirements; o Deal with Owner's issues including public information, safety and traffic issues; o Maintain a safe work site for all project participants; and o Provide warranty coverage for all constructed work.
