**As of March 8, 2022, bids received were rejected as they were over the budget. Project will rebid but no definite date yet.** Williamson County is accepting bids for the renovation of the Williamson County Administrative Complex Annex, 1405 Brookwood, Franklin, TN 37064. Job No. 201111.01.21 THE SCOPE OF WORK INCLUDES PARTIAL RENOVATION OF THE WILLIAMSON COUNTY ADMINISTRATIVE COMPLEX ANNEX BUILDING LOCATED AT 1405 BROOKWOOD IN FRANKLIN, TENNESSEE. THE BUILDING IS OWNED BY WILLIAMSON COUNTY GOVERNMENT WHO WILL OCCUPY 14,290 SQUARE FEET (SF) OF THE 18,442 SF BUILDING. TENANT #2 (WAVES PROGRAM) WILL CONTINUE TO OCCUPY THE REMAINING 4,152 SF. THE PROJECT WILL INCLUDE THE RETROFIT OF A FIRE PROTECTION (SPRINKLER) SYSTEM THROUGHOUT THE ENTIRE BUILDING. WITH THE EXCEPTION OF REPLACING EXISTING FINISHES FOLLOWING THIS RETROFIT, NO OTHER RENOVATION ACTIVITIES ARE TO BE PERFORMED ON THE TENANT #2 SIDE BUILDING DESCRIPTION: THE EXISTING BUILDING IS STEEL FRAMED WITH MASONRY EXTERIOR WALLS ON A CONCRETE SLAB-ON-GRADE. INTERIOR WALLS ARE A COMBINATION OF METAL STUD FRAMED AND NON-LOAD BEARING CMU. THE EXISTING BUILDING CAN BE CLASSIFIED AS FOLLOWS: . TENANT #1 (WILLIAMSON COUNTY): 14,196 SQUARE FEET (EXISTING: SPRINKLER RETROFIT AND COMPREHENSIVE RENOVATIONS) . TENANT #1 (WILLIAMSON COUNTY): 94 SQUARE FEET (NEW CONSTRUCTION: SPRINKLERED) . TENANT #2 (WAVES): 4,152 SQUARE FEET (EXISTING: SPRINKLER RETROFIT ONLY) 18,442 TOTAL GROSS SQUARE FEET *Addendum 1 has been issued.
