Site work, paving and renovation of a mixed-use development in Wauconda, Illinois. Completed plans call for the renovation of a educational facility; for site work for a playground / park / athletic field; road / highway; and for paving for a road / highway.

Lump Sum Bid Proposals will be received at the scheduled time of receipt of bids and will be publicly opened at that time for Bid Release #1. The Trade Packages included are: Trade Package 6a: General Trades Trade Package 26a: Electrical Work, A/V and Fire Alarm Work Trade Package 31a: Grading, Concrete and Site Utilities Trade Package 32a: Playground Installation at Cotton Creek School Trade Package 32b: Asphalt Paving Bid security, in the form of a bid bond, certified check or cash in an amount equal to 10 percent of the base bid amount, shall be submitted with the bid. Should a bid bond be submitted, the bid bond shall be payable to the Board of Education, Wauconda Community Unit School District 118. The Board of Education reserves the right to reject any or all bids or parts thereof, or waive any irregularities or informalities, and to make the award in the best interest of the District. All bidders must comply with applicable Illinois Law requiring the payment of prevailing wages by all Contractors working on public works. Bidders must comply with the Illinois Statutory requirements regarding labor, including Equal Employment Opportunity Laws. The successful bidder will be required to furnish insurance equal to or greater than the specified amounts and conditions. The cost of the insurance will be included in each bidder's proposal. Successful bidders will be required to furnish 100% Performance and Payment bonds to Wauconda CUSD 118 and include a Dual Obligee Rider adding IHC Construction Companies, LLC. The cost of the performance and payment bond will be included in each bidder's proposal. Alterations at Wauconda Grade School include: a. Removal and replacement of two exterior doors. b. Milling and overlaying of asphalt paving. 2. Alterations at Cotton Creek School include: a. Creating a playground for the WEE Kids program. 3. Alterations at Wauconda Middle School include: a. Railing improvements at two interior stairs. 4. Alterations at Matthews Middle School include: a. Exterior concrete paving. 5. Alterations at Wauconda High School include: a. Refinishing of the competition gym wood floor. b. Adding exit signs and fire alarm devices in various locations. c. Adding exhaust fans in two washroom areas. d. Interior door modification. 6. Alternations at the Transportation Center include: a. Exterior wall repairs. b. Adding an interior storage mezzanine. . The start date for this project is June 2nd, 2022. The Substantial Completion Date is July 30th, 2022. Final Cleaning will also be completed by all contractors by July 30th. Final completion date, including completion of all punch lists, is August 12th, 2022
