Renovation of a service station / car wash facility in East Fayetteville, North Carolina. Completed plans call for the renovation of a service station / car wash facility.
A) Mechanically Attached TPO (Section 1 & Section 2) Perform a pre-construction meeting to determine the staging area for equipment and the loading of roof, appropriate work hours, safety and production projections. 1. Set up equipment, materials, safety lines at all roof perimeters and ground loading/dumpster areas. 2. Furnish and install RetroFit drain on Section 1. 3. The existing gutters and downspouts are to be reused in the new roof system. 4. Remove the existing roof system down to roof deck. Inspect the existing roof decking and repair all areas damaged at an additional unit price per square foot. 5. Furnish and install 2x6 wood nailer around the perimeter of building to match the new insulation height. 6. Furnish and install 2 layers of 2.6" polyisocyanurate insulation system mechanically attached to the roof deck to the manufacturer's specifications and details. With a R-Value of 30. 7. Install a new 060 mil TPO mechanically attached membrane system in accordance with manufacturer's specifications and details. 8. Install associated penetration, curb flashings, and perimeter flashings as required by the manufacturer. 9. Fabricate and install new 24-guage prefinished gravel stop on all non-draining perimeter edges. 10. Custom fabricate and install new TPO clad steel drip edge at guttered perimeters. 11. Provide a manufacturer's 20-year labor and materials warranty. 12. Provide a 2-year contractor's warranty against defects in workmanship. B) Mechanically Attached TPO RetroFit (Section3) Perform a pre-construction meeting to determine the staging area for equipment and the loading of roof, appropriate work hours, safety and production projections. 1. Set up equipment, materials, safety lines at all roof perimeters and ground loading/dumpster areas. 2. The existing gutters and downspouts are to be reused in the new roof system. 3. install pre-cut EPS flute filler insulation between the metal panel ribs and internal gutter followed by 2 layers of 2.6" polyisocyanurate insulation cover board on roof area. New insulation to be mechanically fastened as per manufacturer guidelines with an R-Value of 30. 4. Install wood nailers around all outside perimeters of the roof sections to match the new insulation height. 5. Install a new 60 mil TPO single ply mechanically fastened membrane through the structural purlins as per manufacturer specifications. 6. Flash all roof penetrations and perimeters according to manufacturer's standard details. 7. Fabricate and install new 24-guage prefinished gravel stop on all non-draining perimeter edges. 8. Custom fabricate and install new TPO clad steel drip edge at all draining gutter edge perimeters. 9. All Kynar colors to be selected by the owner from a supplied color chart. 10. Provide a 2-year contractors warranty against defects in workmanship. 11. Provide a manufacturer's 20-year labor and material warranty upon completion and inspection of the new roofing system by an authorized manufacturer's representative. C) Mechanically Fastened TPO (Section 4) Perform a pre-construction meeting to determine the staging area for equipment and the loading of roof, appropriate work hours, safety and production projections. 1. Set up equipment, materials, safety lines at all roof perimeters and ground loading/dumpster areas. 2. The existing gutters and downspouts are to be reused in the new roof system. 3. Remove the existing roof system down to the roof deck, inspect existing roof decking and repair all areas damaged at an additional unit price per square foot. The period of performance will be 90 days and shall commence upon the issuance of the purchase order.
