Site work and new construction of an educational facility in Sacramento, California. Working plans call for the construction of a educational facility; and for site work for a educational facility.
Project scope consists of but is not limited to demolition of existing Creekside Adult School and construction of new campus style middle school with classroom buildings, Science and Makers Space classsroom buildings an administration and library building and a multi-purpose building. Work will include site work to upgrade underground utilities and prepare for new buildings, accessible hard courts and new play fields along with new driveways and parking lots. As of March 13, 2023, GC Lease-Leaseback services have been awarded. The previous solicitation is included below. Site work and demolition is scheduled for fall 2022. Vertical Construction is scheduled for Spring 2023. Please take notice that the San Juan Unified School District ("District") is issuing a Request for Proposals ("RFP") to qualified entities for Lease-Leaseback ("LLB") services pursuant to Education Code section 17406 to provide preconstruction and construction related services for the Katherine Johnson Middle School New Construction ("Project"). The RFP#22-216 can be obtained on the District's website and for questions related to this RFP package contact Maria Mahon at maria.mahon@sanjuan.edu. The award will be to the entity offering the best value to the District, as defined in the RFP. Prequalification in compliance with Public Contract Code section 20111.6 is required for this Project. The District's Prequalification Application is done on-line, and is available. 2/24/2022 by 2:00pm Deadline to submit questions 2/25/2022 Deadline to submit pre-qualification applications - 3/16/2022 District Notification to Selected Interview Firms (if applicable) 3/22/2022 Interviews (if applicable) 3/25/2022 District selection of successful LLB Entity 4/19/2022 Board award of LLB instrument 4/25/2022 Anticipated NTP for Pre-Construction services issuance PROJECT DESCRIPTION The Scope of Work for the Project consists of the following: Preconstruction services, including without limitation providing review of and input on design documents, value engineering, estimating, preliminary scheduling, and bidding to develop the Total Base Rent The project consists of the Demolition of the existing Creekside Adult School and the construction of a new campus style middle school with classroom buildings, Science and Makers Space Classroom buildings, an Administration and Library building and a Multipurpose building. There will be site work to upgrade underground utilities and prepare the ground for the new buildings and accessible hard courts and new play fields. Anticipated start of construction is the Fall of 2022 with demolition of the existing buildings and the site work. Inc. II is targeted to start in the winter of 2022/2023 after DSA Approval of the reuse of the plans for the classroom buildings. Inc. III is anticipated to start in the spring of 2023 after DSA approval of the MP, Administration and Makers space/Science buildings. The New Kathrine Johnson Middle School needs to be open and operational at 100% for the school year that begins in the Fall of 2024 this includes the buildings, the parking lot, the play courts, and fields as well as all site utilities. The buildings need to be ready for furniture delivery and set up 6 weeks prior to the start of school, during this time orientations, administration operations and preparatory work for the 2024 academic school year will be ongoing.
