Renovation of a residential development in Medford, Oregon. Completed plans call for the renovation of a residential development.

Replace all composite roofing. The 3 Story facility was constructed in 1980 and has an enclosed courtyard. Equipment required within the courtyard shall pass through a double hinged door. The site has existing EPM (or similar) roofing material on the flat and/or vertical areas of roof sections of existing roofing shall be protected at all times and any damage shall be repaired. The transitions from flat roof to composite roofing shall be leak proof and not impede drainage. The existing gutters removed and reinstalled as required. Damaged sheathing, facia shall be replaced as required on a unit price basis. Any interested bidders without internet access may download the complete solicitation and addenda at any public library or contact the HAJC for alternative delivery methods. Bidder is responsible for any preparation and delivery fees. Questions shall be submitted to the HAJC via email in a signed/dated PDF attachment. Questions shall be RECEIVED by 5:00 PM PST February 28, 2022. Bids shall be emailed in a PDF. The PDF shall state, name of firm, address and be signed/dated. Office hours are Monday- Thursday 8AM - 4PM. Bid Opening may be announced and conducted via web-based video conference. The project shall be completed by July 1,2022 or within 30 calendar days of a Notice to Proceed. 1) Per HAJC Contract requirements (SAMPLE documents provided for Review) a) Provide Site barricades and protection. The residential units within site will remain occupied. b) Provide necessary Power, Water, Restrooms & Debris Disposal. c) Provide City of Medford Permits and Requirements as required. d) Remove and dispose properly all related project materials. HAJC container(s) may not be used. e) Inspection of existing sheathing; replace as required due to damage or dry rot sheathing. - Provide 2 Unit Prices: i) Materials Per square Foot ($/SF) ii) labor $/SF f) Install Ice and water Protection at all existing penetrations. (Submittal Required for Review) g) Install synthetic underlayment. (Submittal Required for Review) h) Install baked enamel eave and rake edge metal flashing - Color match shingle roofing (Submittal Required for Review) i) Install 40yr Class A fire rated, wind sealed, fiberglass shingles using recommended / required fasteners. (Submittal Required for Review) j) Replace all pipe flashings and attic vents - Color match shingle roofing (Submittal Required for Review) k) Install all other roof related sheet metal / transitions as required. l) Clean & Refasten Gutters assemblies, replace as required to assure proper drainage is maintained to ground penetration point(s). m) Coordinate with all Utilities and Communication Providers to assure limited site interruption and re-installations as required. n) Provide 10yr workmanship guarantee and a 40yr material warranty. o) Upon completion, the site shall be clear of all debris and hazards. p) Upon completion an inspection by the HAJC will be required prior to payment.
