Renovation of a clubhouse / community center in Stevensville, Maryland. Completed plans call for the renovation of a clubhouse / community center.

Scozzari via email at nscozzari@qac.org All materials submitted in response to this RFP will become the property of Queen Anne's County. All expenses incurred by the consultant in responding to this RFP will remain the responsibility of the consultant. The County Commissioners of Queen Anne's County and the Queen Anne's County Department of Parks and Recreation reserve the right to reject any or all proposals, accept any proposal which best benefits the people of Queen Anne's County, and waive any irregularities in the proposal. Queen Anne's County is an equal opportunity employer. Proposals shall be submitted based on time and materials required to perform the Scope of Services during the Calendar Year from April 1st, 2022 to May, 15th 2022. f) The contractor will coordinate with QAC DP&R for all utility locations, wrapping, disconnection as may be needed to complete services. g) While accessing features to be painted, especially upper windows and portions of the building, the contractor will use ladders, scaffolding, or lift devices in a manner that will not harm the roof, gutters or building in any way. h) Wash all exterior surfaces prior to scraping, sanding, priming or painting. i) Any exterior wood surface identified by the contractor to be so detreoroated that replacement is necessary will be marked for identification, photographed, and catalogued for reference purposes and grant reporting. j) The project manager with QACDP&R will be available with a days notice (or as mutually coordinated once work commences) in order to confirm wood replacement decisions and to inspect that products being applied conform to project and product requirements. k) Replacement of removed wood pieces shall be with naturally rot-resistant wood which shall be shaped or assembled to match the historic dimension of pieces being replaced. l) On all wood surfaces remove all peeling, scaling and old failing paint layers and caulking. m) Remove old caulking in joints between wood and masonry or metal. Clean substrate prior to applying new caulking. n) Feather sand all remaining paint surfaces to minimize edges of existing painting layers and create a smooth surface transition. o) Use appropriate measures to collect all existing paint and caulking debris and appropriately dispose of such debris at the end of each work day. p) Fill any nail or other holes, cracks, jo9ints or other penetrations on exterior surfaces. Achieve a caulk to finish surface in wood to masonry joints. q) Use rust-resistant nails/screws when refastening existing loose wood or installing replacement wood items. r) Bare wood surfaces should not be left exposed longer than 96 hours before receiving a prime coat. Any bare wood surfaces exposed longer that 96 hours will need to be lightly re-sanded to remove any decomposed wood fiber due to UV exposure.
