The University of Colorado Boulder seeks a qualified Construction Manager/General Contractor (CM/GC) for the renovation of the Hellems building. The project will consist of a complete renovation of the existing building, including interior revisions of approximately 95,000SF, new building systems, and improvements to the exterior envelope. Renovations to the Mary Rippon Theatre located inside the central courtyard of Hellems will be included in the project scope and will focus on accessibility, stormwater drainage, and power and lighting upgrades. The building is located within the Norlin Quadrangle National Historic District and improvements will need to be approved by the State Historic Preservation Officer. The project will provide a multi-department facility that promotes flexibility of future use, as well as creating an inclusive, student focused building. The University of Colorado Boulder anticipates using a Construction Manager/General Contractor (CM/GC) approach to project delivery. A Guaranteed Maximum Price (GMP) and an updated project duration schedule will be established by the Architect/Engineer and the Construction Manager/General Contractor in conjunction with the University of Colorado Boulder. The CM/GC will evaluate, among other things, availability of materials and labor, project schedule, project costs as they relate to the established budget, constructability, and will work closely with the Architect/Engineer and the University of Colorado Boulder throughout the planning, design and construction phases of the project. The university has hired an A/E team, sustainability consultant, industrial hygienist, and a third-party commissioning agent. Construction is estimated to commence in the fall of 2023.
