Deadline for Q&A's - March 18, 2022 by 2:00 PM The City seeks a developer to acquire and improve an approximately 54,000 square-foot property comprised of two contiguous parcels known as 1225 Connecticut Avenue and 174 Bishop Avenue and including a building of approximately 40,000 square feet. The City seeks to sell the property for appraised value as to be established at time of closing. The property is located in an area characterized in part by larger scale commercial facilities. These include multi-tenant facilities such as The AmFab Complex, The Bridgeport Innovation Center the Hub at 800 Union Avenue. The area also includes single-use facilities such as Valley Container/Fluted Partition, Arcade Metal Stamping, Moore Tools and LeCoq Cuisine. The City makes no representations or warranties as to the condition of the property, zoning, and zoning enforcement, and proposes to make the property available "as is, where is, with all faults." The property is subject to a Consent Order of the Connecticut Department of Energy and Environmental Protection and may be subject to the Connecticut Property Transfer Act (Transfer Act), Connecticut General Statutes Section 22a-134 et. seq. The City's desire is that, to the extent applicable and permitted, the selected developer shall assume all obligations pursuant to the Consent Order and the Transfer Act. The City reserves the right to reject any and all proposals for any reason or for no reason. The City may select one respondent, more than one respondent, or no respondent. Respondents pursue this RFP opportunity at their own risk and are not entitled to make any claim against the City for costs associated with their pursuit of this RFP opportunity. Any selection made pursuant to this RFP will not in and of itself confer any development rights upon the selected respondent. Any information submitted to the City becomes the property of the City. Financial information submitted will be treated as confidential.
