HMMS, on behalf of the Facilities Management Department at St. Josephs Health Care London, is looking to establish a long-term partnership with a preferred Proponent(s) for scheduled preventative maintenance of identified chillers at the St. Joseph's Hospital, Mount Hope Centre for Long Term Care, and Parkwood Institute, Main Building sites. Please see Appendix 4 - Equipment List. A fully Comprehensive Program includes all emergency and non-emergency service calls. General repair parts and service (labour costs) are also to be included. There is to be no additional labour charges. As this RFP is for a Fully Comprehensive Program, the successful Proponent will provide scheduled maintenance. If a repair is required and it is deemed outside of the pending Agreement, the successful Proponent is to proceed with the repair only upon mutual written agreement between both the Hospital and the successful Proponent. This agreement may or may not include on-demand service, as required (pricing to be provided in the Commercial Workbook). Note: Winter maintenance for 2022 is not a requirement of this RFP. Winter maintenance will commence 2023. St. Joseph's and Mt. Hope have Johnston Controls METASYS Building Automation System (BAS) through Johnson controls while Parkwood uses a fully integrated Honeywell BAS. Upon award of contract, the successful Proponent will be responsible for all aspects of a Fully Comprehensive Preventative Maintenance Program. This will include Eddy Current testing based upon the 5-year schedule requirements and the replacement of the relief valve 5-year requirements. Chillers are shut down between the months of approximately December 1st to February 28th at which time all annual and five (5) year service requirements should be completed. Dates are subject to change, depending on weather conditions.
