Demolition, site work and addition to a parking garage in Athens, Georgia. Completed plans call for the addition of a parking garage; for the demolition of a parking garage; and for site work for a parking garage.

The proposed Hull Street Parking Deck Expansion will provide an additional critical approximately 419 new spaces, including new ADA spaces, to increase the deck parking capacity to around 1938. The expansion will require excavation and demolition at the deck north exterior wall, and construction of new retaining walls. Also required will be the demolition of the adjacent Learning Ally Building #2614 immediately to the northwest (demolition and due diligence for which has been routed separately and in advance of this project request). The existing deck is anticipated to remain operational during demolition and construction. Construction is anticipated to start in November 2022 with completion in July 2023 so that the Deck Expansion is available for use the first day of Fall 2023 classes. The anticipated area of disturbance for construction is approximately 1.5 acres. The structural system is anticipated to be poured in place concrete slab on grade, and concrete foundations bearing on deep foundations. The superstructure is anticipated to employ precast double tees, poured in place retaining walls, with pre-cast architectural finish on the exterior to match the style of the existing deck façade. The total project is located just to the east of Tanyard Creek, where a 25-foot minimum stream buffer will be maintained. No encroachment of the stream buffer will occur. The project will require coordinating with Athens-Clarke County to obtain the land disturbance permit and the State of Georgia Fire Marshal for building plan review and permitting. The Guaranteed Maximum Price is estimated at $13,025,700. The preliminary stated cost limitation (SCL) or construction cost of the Project is estimated at $12,225,000. The final SCL may be revised by the Owner due to final programmatic requirements, funding availability or other circumstances. It is the responsibility of each respondent to examine the entire RFQ and RFP, seek clarification in writing, and review its submittal for accuracy before submitting the document.
