Renovation of a municipal facility in Chula Vista, California. Completed plans call for the renovation of a municipal facility.
The County of San Diego (County) is requesting proposals (Proposal) from firms qualified to provide Construction Manager at Risk services for the preconstruction and construction phases of Hcd Town Centre Manor Major Systems Upgrade The purpose of this project is to upgrade major accessibility, mechanical, electrical, plumbing, and Life Safety systems at the Town Centre Manor building owned by Housing and Community Development Services. The building is a residential facility constructed in 1985 and contains 59 one-bedroom occupied apartments. This project consists of site accessibility improvements, interior accessibility and egress improvements, elevator modernization, replacement of existing major mechanical, electrical, plumbing, and Life Safety systems, and installation of a new fire sprinkler system. The site improvement scope generally consists of ADA parking, main entrance, and walkway accessibility improvements; it also includes minor improvements at exterior stairways. Interior accessibility improvement scope generally includes signage, hardware, and code-driven equipment mounting modifications. Interior egress improvement scope includes modifications to existing interior egress stairwells. Elevator modernization scope includes replacement of elevator controls and finishes, and installation of elevator emergency operations interface. Major mechanical, electrical and plumbing systems replacement scope includes replacing the existing domestic hot water boiler and various existing electrical infrastructure. These electrical equipment replacements include the building meter and distribution board, existing panelboards, transfer switch, and unit load centers. Critical Life Safety system upgrades include replacement of the building fire alarm system, replacement of the unit smoke detectors, and installation of a building fire sprinkler system. Full fire alarm and fire sprinkler design and permitting shall be prepared per the Project Manual by subcontractor(s) to the CMAR after the preconstruction phase. Permit drawings shall be submitted by the CMAR as a deferred submittal to the Authority Having Jurisdiction for this property - City of Chula Vista.
