Cost range is $500K-$1M. The County of Northampton, Virginia is accepting sealed bids for the replacement of certain areas of roofing at the former Northampton Middle School located at 7247 Young Street, Machipongo, VA 23405. Bids received after the assigned time will not be accepted and returned to the bidder unopened. *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document. The successful contractor shall be responsible for the installation of a light gauge framing and low slope standing seam metal roof over approximately 24,500 SF of existing roofs in accordance with and at the locations show in the plan sheet and following general scope of work: A. The work consists in general of furnishing and installing a retrofit, standing seam metal roof system over the existing roof at the listed roof site. B. Install 16 gage steel sub-framing to support new metal roofs over existing flat roof areas to create a new roof plane with a slope of at least 1/2 " in 12". C. Relocate and offset all existing rooftop equipment, stacks, vents, etc. into the new roof plane with proper clearance above the new roof. D. The County has also contracted to replace the mechanical RTU over the cafeteria area that is in an area of the retrofit. The roof retrofit Contractor shall coordinate with the mechanical Contractor to achieve a complete and serviceable product. E. Install 6" of un-faced fiberglass insulation above the existing flat roof areas. F. Install new, standing seam, interlocking metal roof system complete with all trim, flashings gutters, downspouts and accessories as required to provide a 20-year warranty on material and 40-year weathertightness warranty. G. All building components which require specific designs for this project shall be designed in accordance with the drawings and these specifications and with applicable codes. Where design requirements vary, the stricter requirements shall be used for the component design.
