Renovation of a mixed-use development in Niantic, Illinois. Completed plans call for the renovation of a educational facility.
SCOPE OF WORK: Furnish and install all necessary labor, materials, equipment, supervision, and insurance, to complete work on the project. Work may begin on April 4, 2022 in specified locations and must be completed no later than July 2, 2022. Work on the North elevations will be completed from scaffolding setup on the roofs below. The work on the gym and other locations may be completed out of an aerial lift provided by the contractor. Roof and Window protection will be installed prior to work beginning. Once accessed, the brick soldier courses that are directly above window lintels will be removed to expose the steel lintel or shelf angle. Temporary shoring of masonry above will be done as needed. On the original 1924 structure, remove and replace 2 more lintel beams with plates and install thru wall flashing at 2nd the floor north elevation. Same scope for 3 windows on south return wall and 1 first floor west lintel. Cut out and reseal window perimeters at the windows getting the new lintels. Existing flexible flashings will be removed and backup wall properly prepared. Exposed steel will be replaced as needed, and/or cleaned with wire wheel, primed, and repainted. New flexible flashing will be installed with termination bar, weeps, end dams, and stainless steel drip edge flashing. Spot tuck point roughly 15% of all walls of the gym addition, including all window and door perimeter sealant replacement. Wash all brick and seal all. Grind and point 100% of the stone section of wall on the West portion (front) of the gym. Any cracked or spalled bricks will be replaced with new bricks in a full bed of mortar. New bricks and mortar will be installed that match the existing brick color and size as close as possible Vertical inside corners will be ground and caulked with a high-quality silicone sealant. The window perimeter sealant will be removed, edges ground to remove residual sealant and debris, new closed-cell backer rod installed, and perimeters caulked with a high-quality silicone sealant. Upon completion of the masonry and sealant repairs, the gym, the entire north return, west facade, and the south return, will be washed with high-pressure water to remove surface contaminants, and allowed to dry. Once sufficiently dried, one (1) application of a clear, penetrating sealer (water repellent) will be applied to the entire area per the manufacturer's recommendations. The owner reserves the right to accept or reject any or all offers or waive any informality in the bidding. This project requires contractors pay Prevailing Wages per the Illinois Prevailing Wage Act, the project is in Macon County.
