Renovation of a medical facility in Denver, Colorado. Conceptual plans call for the renovation of a medical facility.

A. PROJECT DESCRIPTION This is a three-phased project. Each phase will consist of design services (including construction administration) for designated mechanical, electrical, and plumbing systems. Funding is currently available for Phase 1 only. Phases 2 and 3 will be accomplished when funded. Design services for Phases 2 and 3 may be awarded to the successful responder to this RFQ when each phase is funded. Phase 1 of this project will be the design and replacement of existing steam producers, chillers, and related HVAC equipment in Building H (an occupied building) on the Colorado Mental Health Institute at Fort Logan Campus. A temporary system will be needed to operate the building during the replacement. The successful candidate is required to include all portions of the design to address keeping the building operational through the construction of the project. Minimum requirements for this project include licensure for architecture or engineering in the State of Colorado and experience in design and construction administration of mechanical, electrical, and plumbing systems of similar scope and complexity. This is Phase 1 of 3 phases. Additional work, similar in nature to this project, may be given to the awarded Consultant at a later date without public advertisement. It shall be the sole discretion of the owner if additional work will be granted to the consultant based on, but not limited to, the Consultant s quality, and timeliness. The Owner has the right to publicly advertise any additional work and the awarded Consultant is not guaranteed additional work. Project Need Replacing steam producers will be a complex undertaking. This will require some system shut downs while transferring operations to the new equipment. Each phase of the project will include a design phase to determine how to most effectively upgrade the equipment with due consideration to minimize operational program impacts and cost, establish priorities and phasing, and maintain patient comfort and safety. This project proposes to replace steam producers, domestic sewer lines, related piping, controls, and regulators. The sanitary sewer lines will include all lines in Building H and the kitchen in Building D. A temporary system will be needed to maintain the building during the replacement. Project Background The existing sanitary sewer system as well as the equipment that serves the central heat plant is beyond its life expectancy. The high-pressure operating range (21PSI) of the steam producers make them very dangerous and a high safety risk / catastrophic risk should they fail. If the failure is minor, and they can t produce steam, the impact to the buildings they serve is huge -failure to heat or cool the facilities or maintain kitchen functions for sanitization and cooking or provide domestic hot water to the buildings. Project Planning In 2020, an opinion of probable cost was completed by a professional estimator for replacement of the sewer piping and steam generated equipment in Building H .
