The City of Charleston Department of Parks is seeking architectural, landscape architectural, civil and cost estimating services for the Angel Oak facility located on Johns Island. Phase 1 scope includes but not limited to design, permitting and construction administration for new gravel parking lot, trail system, and way-finding signage. Phase 2 will include architectural services for a new gift shop and restroom facilities, additional trails, etc. All work must be designed to be in compliance with all applicable Federal, State and Local codes. Phase 1 includes surveying of existing conditions, conceptual and final design of new gravel parking lot and trail system, presentation of designs to City staff and applicable boards, detailed cost estimating, project scheduling, full construction documents, permitting (including TRC, Stormwater, etc.), bidding and negotiation, construction administration, and final closeout. Scope also includes coordinating with the Lowcountry Open Land Trust design team as needed for master planning and implementation. Phase 2 includes conceptual and final architectural services for a new gift shop and restroom facilities as well as additional trails and signage. All of phase 2 scope includes full construction documents, permitting, bidding and negotiation, construction administration and final closeout. A Selection Committee will evaluate the information submitted and will select three finalists for interviews. The following criteria will be used to evaluate each firm: A. Related experience on similar projects B. Past performance C. Demonstrated ability to meet time and budget D. Ability of professional personnel E. Creativity and insight related to project F.
