Renovation of a multi-residential development in Auburn, Washington. Working plans call for the renovation of a multi-residential development.

For more information, please contact King County Housing Authority. ** The King County Housing Authority (KCHA) will accept bids from qualified general contractors to furnish labor, materials and necessary equipment to perform the following: SCOPE OF WORK: GUSTAVES MANOR ENVELOPE UPGRA - exterior envelope upgrades including replacement of exterior siding, sheathing, trim, weather proofing, windows, doors, roofing, and lighting. Gustaves Manor is located on the main arterial of West Main Street of downtown Auburn. The five-story apartment building constructed in 1982 is situated on the west portion of the block adjacent to the multistory retail structure, constructed in 1953. This portion of the building has a historical designation from the City and will remain protected throughout construction. There is limited parking surrounding the building and a City-owned parking lot located on the North Elevation. KCHA will work with the winning bidder to use the neighboring property for staging and laydown. The contractors base bid will include all necessary safety measures when removing the existing and disposing of the existing building components. Pedestrian walkways will be protected at all times from any falling debris or overhead dangers. The contractor will work directly with the City of Auburn to obtain all necessary street use permits or closures during the construction period. The five story apartment structure is concrete CMU block with infill metal stud framed walls and a stuccoclad exterior. The main exterior of building is stucco applied onto CMU block and selective areas around the balconys and bay windows consist of the stucco application being applied onto plywood or GWB. The adjoined CMU block wall and roof structure at the west elevation will be removed disposed. Any asphalt damage will be cold patched and sealed. Removal of any windows or doors will be re-installed the same day. Exterior lighting on building noted to be removed will remain in place or temporary lighting will be provided by the contractor throughout construction. The upper roof and elevator parapet will include removal and disposal of existing torch down roofing, insulation, metal coping at roof parapet and all associated flashing. Contractor will be responsible for all scaffolding and crane staging. Due to limited space on site any Crane work will have to coordinate with KCHA and City of Auburn for the use of traffic control measure and Right of Way (ROW) permitting required. The existing solar panels will be removed and replaced by others. Contractor will coordinate with Owner for reinstallation of new solar panels and electrical performed by others once all roof work is complete. Contractor will install new curbing for new solar panels as noted on plans. The retail/residential structure is a historically preserved building which consists of brick exterior to three sides and a stucco assembly on the north elevation. Work associated with this structure includes lower roof and north elevation only. Removal and replacement of existing roof assembly and replacement of damaged sheathing as needed. Existing access door to roof to be modified as needed accommodate new metal stair assembly and include new door hardware to be installed. The HVAC unit and ductwork covers much of the northwest corner of the roof. The existing duct work will be removed and replaced with new insulated duct work. The existing mechanical unit will be salvaged and reinstalled, including conduit and wiring for reinstallation. This portion of the work will be a bidder design to reinstall the new ductwork to existing penetrations and provide adequate clearance around existing plumbing vents and existing roof penetrations. Payable to: King County Housing Authority Process: Bid Bond or Certified Check will be returned to the Unsuccessful Bidders within Ten (10) Days after the Contract Award. BONDS MUST BE ORIGINAL, NO PHOTOCOPIES OR SCANNED BONDS WILL BE ALLOWED ASSURANCE OF COMPLETION: Projects valued over one hundred fifty thousand ($150,000) dollars require a one hundred (100%) percent Performance and Payment Bond. (See Section C - Contract Documents) BONDING CAPACITY: Provide with your bid proposal, a written statement from the contractors bonding agent of the contractors ability and capacity for providing a one hundred (100%) percent Performance and Payment Bond for the project. The statement shall be made on the official letterhead of the bonding company and signed by an authorized agent of the bonding company. BONDING & INSURANCE FOR CONTRACT AWARD: The contract award will be contingent on full performance bonding, or equivalent and contractors ability to meet KCHA insurance requirements as outlined in the bid documents. HUD NON-ROUTINE MAINTENANCE WAGE RATES: Bidders should note that the current prevailing HUD Non-Routine Maintenance wage rates and weekly payroll reporting requirements apply to this project. WASHINGTON STATE REQUIREMENT: All contractors and subcontractors working on this project are required to file a "Statement of Intent to Pay Prevailing Wages", "Affidavit of Wages Paid" and certified payroll with L&I. (See Form A.12 for additional information.) KCHA RESERVED RIGHTS: The King County Housing Authority reserves the right to reject any or all bids or to waive any informality in the bidding. No bid shall be withdrawn for a period of thirty (30) calendar days subsequent to the opening of the bids without the written consent of KCHA. The King County Housing Authority also reserves the right to reject all bids, for any reason, prior to Contract Execution. The King County Housing Authority reserves the right to reject any or all bids or to waive any informality in the bidding. No bid shall be withdrawn for a period of thirty (30) calendar days subsequent to the opening of the bids without the written consent of KCHA.
