Site work, new construction and renovation of a mixed-use development in Oshawa, Ontario. Conceptual plans call for the renovation of a 40,122-square-foot, three-story above grade multi-residential development; clubhouse / community center; and for the construction of a multi-residential development.

Redevelopment of the currently vacancy school into affordable housing. The scope of work to be finalized. The school will be repurposed for community use including a childcare centre, seniors programming, and cultural programming. Residential units within the school building and mid-rise buildings on the site. TIMELINE: The Region has recently taken possession of the school built in 1923. Smart Density and LURA Consulting presented a Community Needs Assessment to council June 26, 2024. The assessment highlighted the following key considerations: new affordable and market housing, including one and two-bedroom units, as well as support programs. Childcare, educational, training or recreational programs, as well as services for youth and sole-caregiver families. Opportunities for on-site public open space. Community engagement is a key element of the Ritson School Project and there will be additional public engagement opportunities, including a second public survey that will be released this summer. To guide how the site should develop, Development Principles were created. The Development Principles include affordable housing creation, urban design, public open space, phasing, placemaking, heritage preservation and climate resiliency. *The Region has issued a Request for Expression of Interest (RFI covered under s separate report) to gauge developer interest in the development and property management of the first phase of this project.
