Site work and new construction of a mixed-use development in McKinney, Texas. Completed plans call for the construction of a 20,000-square-foot medical facility; 90,000-square-foot, four-story above grade medical facility; and 485-space medical facility.
Completed plans consist of four components for construction: A four-story 90,000/sf cast-in-place frame Healthcare facility, of which half the space will be shelled for future construction, a 20,000/sf steel frame Medical Examiners building, a two and a half level cast in place 485 car parking garage, and all associated site work (each separated by Volumes 1 through 4). The budget for the project is estimated at $70,000,000. **PLEASE NOTE** - This project requires E-Verify compliance and certified payroll. As it applies to your respective trade/scope of work, YOUR PROPOSAL MUST BE BROKEN OUT FOR EACH VOLUME AS FOLLOWS: Volume 1: Sitework Volume 2: Healthcare Facility Volume 3: Medical Examiner's Facility Volume 4: Parking Garage The Healthcare Building (Volume 2) is anticipated to be a 90,000 sq ft. building consisting of three (3) 30,000 sq ft. floors. Half of the second floor and the entire third floor will be designed as shell space to be utilized for future county use. Aesthetically, the building will be designed to be similar in size, configuration and materials to the existing administration building. The first floor will contain the county health department, including a lobby, staff offices, conference rooms, a large training room, waiting rooms, exam rooms, lab, pharmacy, warehouse storage space and a drive-thru window, among other requirements. Other spaces within the building will include the county's emergency operations center, and congressman's office. Drive-thru lanes to accommodate vaccinations or other health services will be required at grade or otherwise easily accessible from the healthcare building. The building will be provided with 100% emergency power (backup power system/generator, etc.) and it will be tied into the county's chilled water system. The Medical Examiner Building (Volume 3) is anticipated to be a 19,475 sq. ft. singe-story building. The building is based on available information on autopsy caseload and anticipated growth for the near future. Design for future expansion may be considered. The spaces include a lobby, office and meeting spaces, autopsy suites and freezer spaces, along with spaces for locker rooms, meeting rooms and other rooms. A sally port and loading dock is provided, and vehicle circulation to accommodate 18-wheelers at the docks. Visitor and secure staff parking will also be provided. The building will be on 100% emergency power and will be tied into the County's chilled water system. The Parking Garage (Volume 4) will be open to both staff and the public with no restricted access though there will be a need to secure the garage from unauthorized entry after hours. The preferred structural system is cast-in-place, with flat floors. The parking garage will fit in to the aesthetic of the other buildings on site, utilizing exterior brick and cast stone details in combination with metal screening. A data room shall be included to accommodate wireless communications within the garage. Security cameras and blue-light phones for emergency situations shall be provided.
