Site work and new construction of a mixed-use development in Saint Cloud, Florida. Completed plans call for the construction of a transportation facility; for site work for a office development; sidewalk / parking lot; and transportation facility.

https://www.wftv.com/news/local/osceola-county-school-district-buys-land-new-construction-project/3YZGTR3T25AKPHLZSUKJBT5CSE/ The School District of Osceola County bought 63 acres from resident Jerry Lee Brownon April 5 for $6 million, according to county records just released. The property is part of a larger 118.62-acre piece of land near South Poinciana Boulevard in Kissimmee. The school district will build a transportation facility on the site called Transportation West. It will be a mirror to a $16.15 million project proposed at 5702 Nova Road in St. Cloud called Transportation East. Construction on that project is expected to begin next February, and work on Transportation West likely will start six months after that, Arby Creach, director of transportation services for the district, told the Orlando Business Journal. Both projects should be completed in roughly two years. ________________________________________________ _____________________________________________________________________________________________________________________ Enter Shortlist This document shall serve to provide interested parties with specific information as to the Procedures for Selection of a Construction Management Firm where the method of compensation is a Negotiated Fee on a Guaranteed Maximum Price. Pursuant to Chapter 1013, Florida Statutes, the Florida Consultant's Competitive Negotiation Act, Section 287.055 Florida Statutes, and Rule 6A-2.0010, Florida Administrative Code, the School District of Osceola County, Florida will consider the contracting of one (1) firm to provide construction management services for the project described below. In determining whether a firm is qualified, the School District of Osceola County, Florida shall consider such factors as supporting office location(s), experience and past performance, proposed project staff and functions, project approach, workload, scheduling methodology, and references. The Transportation Facility will be designed by Bentley Architects and Engineers, and include a school bus and fleet maintenance building, and parking areas. The building will be equipped with a minimum of six (6) double-length bus/vehicle drive-through servicing bays for buses and fleet vehicles, with necessary servicing tools and repair equipment. Each bay will be capable to support a portable bus/vehicle lift. The design will also include a lockable storage space for bus and vehicle parts, a workspace for radio repair, upholstery repair, painting, and bodywork, a large space with exterior access for tire storage separated from the mechanical part storage, and conditioned electronic part storage. The facility will also provide an aboveground fuel depot with the ability to fuel 200 school buses with diesel fuel and regular fuel for fleet vehicles; the fueling of vehicles will occur every day. Also included will be an exterior bus washing facility capable of washing the entire exterior of the buses as well as fleet vehicles (cars, trucks, and vans). The design of the building will include office space for approximately 30 administrative and support staff, a computer training lab, a driver`s lounge that will accommodate at least 120 drivers and 40 attendants, and include space that will house 200 people for meetings and staff training. The building will also require a breakroom, restroom facilities, and 250 lockers. The facility will support the regular servicing of all school buses and fleet vehicles including fueling and lubrication, tire changes, and major/minor component repair and/or replacement repairs. The servicing may require technicians to work on the front and/or rear of the school buses when bay doors are open or closed. Servicing may also require service trucks and lubrication vehicles to be parked at the front and rear of a school bus. The service bays and outdoor parking spaces must allow for a wrecker to be able to access a parked school bus from the front or rear. The school bus parking lots will allow for 200 bus parking spaces and 350 car parking spaces for school bus driver private vehicles, administrative vehicles, visitor parking, and include handicap parking spaces per Building Code. The Transportation Building will be constructed on a site that may be up to 25 acres with on-site retention. Consideration must be provided for access to the facility off a major roadway, which will require signalization to be installed. The construction of the office and construction spaces is intended to be tilt-up concrete panels and will be designed to high performance building criteria to achieve school district requirements of 25 or less Energy Use Intensity (EUI) and a 0.20 CFM/SF maximum air leakage. The project will include a mock-up structure, which is TBD, to facilitate testing of the building envelop prior to tilt-up construction of the wing addition taking place. Construction Start: February 8, 2023 Substantial Completion: February 11, 2024 Final Completion: May 13, 2024 Question End Date 4/25/2022 12:00 PM Anticipated Award Date 6/21/2022
