Services will be provided to meet the minimum requirements listed below and to maintain the Facility in a clean, neat condition. 1. Definition of Terms As Needed: Means a requirement for Services whenever a deficiency is observed or should have been observed by Contractor or its employees, Custodial Supervisor or NorthWest Senior and Disability Services Contact or designee (i.e., spots on carpets, walls, doors, partitions, smudges on electrical switches, etc.) Clean: Means the surface is visibly free from dust, dirt, finger prints, grease, grime, rust, spots, stains, or smudges. The surface shall be free from all foreign substances. In restrooms particularly, clean means all surfaces must be free of organic material, feces, and urine, or other soil. Bowls must be free of stains and mineral build-up inside and out. All surfaces must be sanitized using a properly mixed quaternary ammonium germicidal cleaner. Centralized Locations: Means the location of trash and recycle barrels or containers, central to as many Facility staff as possible. To be agreed upon by Northwest Senior Services Agency and Contractor in advance. Common Areas: Means restrooms, break rooms, conference rooms, lobbies, etc. Vacuuming: Means vacuuming all floor surfaces, including ones hidden under furniture, until free of dirt, dust, and debris. Dusting: Means removing the dust from all vertical and horizontal surfaces. All furnishings, fixtures, and structural surfaces including ledges must be free of dust and other documents need not be moved to accomplish dusting. Interior Window Coverings: Includes blinds, draperies or any other material furnished as window covering. It does not include items/materials placed on or at windows by individuals as decoration. Spot Cleaning: Means removal of stains, spots, etc., in carpet and non carpeted areas through use of an agent that will not damage the carpet or non-carpeted area. Spray Buff: Means the restorative maintenance of a previously finished floor with a suitable polishing machine immediately following the mist-spraying of an appropriate approved product onto the surface whereby the wet application is buffed to dryness creating a wet look or shiny floor. Traffic Areas: Includes lobbies, hallways, and all other areas where people normally walk, and in conference rooms. Wet Scrub: Means the process that takes off only the top one (1)or two (2) layers of finish to eliminate imbedded dirt and scratches, includes a re-coating with one (1) or two (2) layers of finish as needed to complete the process. Wet Strip: Means the elimination of all finish and sealer, getting down to the bare floor. NOTE: Abrasives such as AJAX or Comet shall not be used on bowls, tubs, paint, or other finished surfaces. Harsh acid products such as hydrochloric acid bowl cleaners shall not be used on metal fixtures, paint, or other finished surfaces. 2. DAILY SERVICES 1. Trash pick up: Pick up trash from Staff Locations and Common Areas. Clean waste containers and replace plastic liners as needed. 2. Empty sand urns and replace sand as necessary (if any). 3. Vacuum carpeted Traffic Areas and Spot Clean as needed. 4. Dust mop/sweep all resilient floors and spot clean as needed. 5. Sweep entryways/exits, interior concrete stairs, clean mats and pick up trash and empty outside trash receptacles. 6. Clean all entryway glass, door pulls, frames and sills. 7. Clean lunch room and kitchen areas: counters, sinks, tables, cupboard doors, spot clean appliances. 8. Clean and sanitize drinking fountains. 9. Clean and sanitize rest rooms: toilets, toilet seats, urinals, sinks, counters, mirrors, door handles, handrails, polish chrome, spot clean partitions, clean floors with neutral disinfectant solution. 10. Restock all restroom dispensers. 11. Change burned out light bulbs and fluorescent tubes as needed and mark the fixture and record in the log book if a ballast has failed. NorthWest Senior and Disability Services maintenance will handle the replacement of the ballast. 3. WEEKLY SERVICES 1. Damp-mop all resilient floors. 2. Spot clean walls, doors and light switches to remove finger marks and scuff marks. 3. Recycle pick up: Pick up recyclable items from centralized locations and common areas. (Weekly or As Needed) 4. Vacuum ALL carpeted areas and spot clean as needed. 5. Wipe down outside tables/benches. (Weekly or As Needed) 4. MONTHLY SERVICES 1. Descale toilet bowls and urinals using an NorthWest Senior and Disability Services approved cleaner and flush floor drains with bleach or current chemical for that purpose. 2. Remove dust from office furniture, file cabinet tops, fixtures, window sills, counters, ledges and other surfaces where dust collects, accessible without the use of a ladder. 3. Clean and spray buff traffic areas of resilient floors. 4. Clean interior office window and partition glass. 5. Vacuum upholstered furniture in conference rooms. 6. Clean interior and exterior of Centralized trash containers with disinfectant. 5. SEMI-ANNUAL SERVICES 1. Clean and shampoo carpeted Traffic Areas only. 2. Wet Scrub resilient floors. 6. Annual Services Clean and shampoo all carpeted areas 7. AS REQUESTED SERVICES NorthWest Senior and Disability Services shall schedule As Requested Services in advance, in writing with the Contractor, and Contractor shall perform said Services as per Contract requirements. Contractor will have ten (10) working days to schedule Services. 1. Clean and wash light fixtures and diffusers or covers. 2. Clean and vacuum venetian blinds or other window coverings. 3. Vacuum and wash all HVAC and air vent grills throughout the Facility
