The Lakeside Ballfield Sports Complex has an estimated budget of $3,750,000. At the heart of the plan is a softball complex consisting of three fields, a concession stand, and a restroom facility. Additionally, the project may include as alternates: trails, pickle ball courts, other field improvements, basketball court improvements, and lighting and irrigation improvements outside of the main softball complex. The Town is seeking to partner with and have the CMAR provide pre-construction services during the design process, manage the construction process and work with other subcontractors who are selected to partner in this project. The following describes the anticipated services expected during design and construction: o Manage the Guaranteed Maximum Price (GPM) Documentation o Establish budget by bid package for design phases o Prepare sub-contractor bid or proposal packages o Conduct pre-bid meetings o Work with Purchasing Staff to Receive bids o Conduct award of contracts/purchase orders o Provide coordination and management of sub-contractors o Summarize monthly reports o Provide change order and contingency funds control o Establish a quality management program o Provide for job safety functions o Provide accounting functions o Provide jobsite security functions o Provide post construction services o Provide value engineering and management of construction schedule o Attend pre-construction meeting with Town of Little Elm personnel o Provide electronic copies of all documentation pertaining to the project at close out.
