The Work consists of a chiller replacement including, but not limited to the following: (see the construction documents for details): 1. The Contractors are strongly encouraged to verify all existing condition, dimensions and areas prior to submitting a responsive / responsible bid. Such site visit shall be for familiarizing the Contractor with the conditions as they exist and the character of the operations to be carried on under the Contract Documents, including all existing site conditions, access to the site, physical characteristics of the site and surrounding areas. The Contractor shall provide a single full-time onsite Superintendent / Foreman who is present for all work at all times including, but not limited to, subcontractor work. The Superintendent / Foreman is responsible to maintain a daily log of all personnel onsite. 3. Restore all grades, lawns, concrete curbing, sidewalks, asphalt and pavement to pre-construction condition. 4. Contractor shall locate all subsurface wires, cables, pipes and pipeline in the work area prior to construction. Chiller Replacement: a. Project consists of removal and replacement of an existing two-piece chiller system with chiller located within the boiler room and associated condenser located on the roof. Line sets between the two pieces are to be replaced. Associated electrical upgrades are included in the project including new feeders to the new equipment from existing electrical panels and new light fixtures within an existing adjacent storage room. Structural work includes providing two steel C channels at underside of concrete roof deck to support unit above. Channels are to be supported from existing masonry construction and concrete roof beams. Addition work associated with the project includes removal and replacement of existing roof accessories including roof penetrating housing, equipment rails and pitch pocket. Roof work includes patching roof at and around removed accessories and flashing in at new locations of accessories. No work can be started until all permits are received. The existing school must be completely operational during the school year. This project must be completed on or before December 21, 2022. All construction preparation work, project startup, submittals, schedules, approvals, procurement, coordination and other preparatory tasks must commence immediately upon receipt of the Notice to Proceed or the date of the fully executed Owner/Contractor Contract, whichever comes first. The Awarded Contractor must be fully prepared to deliver and install all materials and equipment on the first day of the scheduled on Site Construction period. The on-site Construction period, during which all work on site is to be performed, is to start on October 1, 2022 and extend to December 21, 2022.
