Site work, paving, new construction and renovation of a mixed-use development in Katy, Texas. Completed plans call for the renovation of a 14,669-square-foot fire / police facility; and for the construction of a 3,000-square-foot municipal facility.

As of February 21, 2023, all subcontract trades have been let and set. Construction is anticipated to start by end of February 2023. *The closed solicitation has been included below for reference: Fort Bend County Emergency Services District No. 2 is accepting Request for Proposals for Construction Manager- At-Risk (CMaR) from contractors for 14,669 s.f. renovation to Fire Station 1 at 24655 Westheimer Pkwy, Katy, TX 77494. Project also includes a new stand-alone 3,000 s.f. Administration Building for Fire Station 3 at 2700 Spring Green Blvd, Katy, TX 77494. The Request for Proposals for Construction Manager-At-Risk (CMaR) will be utilized pursuant to the provisions of Chapter 775, Texas Health & Safety Code and Ch. 2269, Subchapter F, Texas Government Code. Queries must be received no later than 5:00 p.m. on Thursday, April 21, 2022. Any final addendum will be issued no later than 5:00 p.m. on Friday, April 22, 2022. A. The Construction Manager-At-Risk shall be accountable for the construction budget and shall work with the architect to identify the design, systems and finishes required to meet the established budget. The Estimated Construction Budget for both projects is $3,760,00.00 B. Performance and Payment Bonds for 100% of the construction cost will be required upon submission of the Guaranteed Maximum Price (GMP). C. The project shall comply with Fort Bend County Prevailing Wage Rates as published for the same quarter of the year as the GMP is issued. D. The Construction Manager-At-Risk shall provide incremental cost evaluation of the project. The project costs shall be identified at the following milestones: 1. 100% Schematic Design 2. 100% Design Development 3. 50% Construction Documents 4. 95% Construction Documents
